The Platinum Quadrangle?

We had such a great response from our Golden Triangle post yesterday that we wanted to do a follow-up with The Platinum Triangle of Coral Gables.  Keep in mind that these designations are not clear cut on any map but rather a word of mouth type label.  You could ask 25 realtors what the exact boundaries are, and you may get 25 different responses.  But we do know that the general area of The Platinum Triangle is bordered by Sunset Drive on the north, Davis Road to the south, Erwin Road to the west and Old Cutler Drive to the east.   Not exactly a triangle, but the “Platinum Quadrangle” doesn’t have the same ring to it.

Does the Platinum Triangle garner the same prestige as The Golden Triangle? Not according to my estimates.  While there is some increase in value for these homes it does not compare to the increase in value seen in The Golden Triangle. 

There are currently 7 homes for sale in the Platinum Triangle with an average asking price per square foot of $352.00.  To view homes for sale in The Platinum Triangle click here.  There have been 6 closed sales (see map above) this year at an average sale price per square foot of $286.00.  The average days on the market for homes sold in 2010 in The Platinum Triangle is 90 days (the average in the Golden Triangle was 45 days).

    Riley, why has the area north of Sunset or Alhambra, east (south) of US 1, west of Granada and east of Caballero been left out of the geometric labels? Because of the nearby apartments?
