Pending Sales On The Rise In Coral Gables

The number of pending sales continues to rise in Coral Gables.  Back in December of 2012, I reported that there were a total of 96 homes under contract in Coral Gables.  In February of 2013, pending sales increased to 107.  Today, we have 121 homes currently under contract.

Buyers are not being deterred by higher prices!  In fact, quite the opposite.  Most buyers believe that they better lock in a home now before values rise any more.

Cocoplum Market Update | Prices On The Rise!

Back in March I reported that Cocoplum was having a slow start to 2013 with just 1 closed sale.  Since then, there have been 6 more sales with a combined total volume of $18,000,000.  It appears that the gated community is on track to sell approximately the same number of homes as they did last year.  In 2012 there were 21 home sales with a total volume of $56,000,000.  It will be hard to beat the record year they had in 2011 with 28 home sales and $71,000,000 in volume.

As you can see from the chart above, values have increased every year since 2010 in Cocoplum.  This year, the average sale price per square foot has broken the $500 mark which is great news for homeowners.
