Riviera Drive In Coral Gables

I wind my way through Coral Gables every morning on my way to take my daughter to school.  My favorite part of the drive is when I make the turn off of Miller Road onto Riviera Drive.  Riviera is a beautiful street that is wider than most in Coral Gables and it is dotted by massive oak trees along either side.  Half of the properties are canalfront (situated on the Coral Gables Waterway) while the other half are located on dry lots.  The homes on this section of Riviera Drive are grand with spacious front yards and impeccable landscaping.   It is the “mini-me” of Old Cutler Road and doesn’t have nearly the traffic.

There has been 1 home sold this year on the section of Riviera Drive between Miller Road to Hardee Road.  The home was listed for $4,650,000 and sold for $4,200,000 back in May.  There is currently only 1 home for sale here which is listed for $4,995,000.  View more photos and information of that property here.  Property listed by Prudential.

Looking For A Little Elbow Room?

As a Realtor with EWM I have access to many resources for my buyers and sellers.   The below image is a heat map which shows where the higher density areas are in Coral Gables.  This comes in handy for our buyers who are relocating to Coral Gables and aren’t familiar with the particular neighborhoods.  It helps them zero in on particular streets and blocks that offer a little more elbow room.

As you can see above, the southern section of Coral Gables offers larger lot sizes and therefore a little more space between you and your neighbor, whereas further north the density increases.  Keep in mind that the increase in density comes with an decrease in price tag, making those areas more attractive to some buyers.

If you read my most recent Gables Club Market Update you know that prices are on their way up at The Gables Club.  I am happy to report today that another sale just came across the MLS which will further increase values at the two towers.  Unit 10C just closed for $1,695,000 or $570.00 per square foot bringing the year’s average up to $445.00 per square foot (well over the $334.00 psf they experienced in 2011).

Vacant Land Sales In Coral Gables | Market Update

Prices are really all over the place for vacant land in Coral Gables.  Check out the below chart which shows all the land sales in Coral Gables during 2012.  The highest sale this year came in at an incredible $10,500,000 in the gated community of Gables Estates.  This property offered 3.5 acres of prime waterfront land.   Then you have the least expensive sale coming in at $190,000 on Monegro Street for 6,545 square feet of land.

Average Price For Coral Gables Waterfront Homes Still Down

Despite the turnaround in the market, you can still buy a waterfront property for significantly less than what you would have paid just 4 years ago.  Check out the chart above which shows the average “sale price per square foot” of waterfront homes in Coral Gables over the past 6 years.

Here are some other facts about waterfront homes in Coral Gables.  There have been 60 waterfront sales in Coral Gables this year which took on average 187 days to sell.  The average waterfront home sold for roughly $3,900,000 or $500 per square foot.  There are currently 84 waterfront homes for sale in Coral Gables.

Coral Gables Foreclosure Update

Of the 2,024 foreclosures (single family) that have closed this year in Miami-Dade County, just 15 were located in the City of Coral Gables.  Of those 15 homes, 12 were sold for $515,000 and below.  Although the majority of these properties traded for under $200.00 per square foot, there are so few that the impact on the market has been minimal to non-existent.

Also, the average ”Days On The Market” for these properties is roughly 30 days which is significantly below the average home in Coral Gables.  These homes are not lingering on the market which is also a good sign for Coral Gables real estate.

As of today, there are zero foreclosures for sale in Coral Gables.  There are 5 currently under contract which range in price from $209,000 to $429,900.
