Historic Coral Gables Home Sells For $840,000

Updated, Old Spanish homes have a broad appeal to buyers in Coral Gables.  I wrote about this one located at 908 Andres Avenue when it hit the market a few months ago (Read Here).  Once the sellers reduced the price from $965,000 to $895,000 they got an offer quickly and placed the home officially under contract.  The home was situated in the prestigious “Golden Triangle” area of Coral Gables and had a new pool, impact doors and windows, new kitchen and fireplace.  All of these variables helped the home garner $339.00 per square foot which is well above the average for non-waterfront homes in Coral Gables.  The home was listed by Laura Mullaney of Coldwell Banker.

Times Have Changed For Home Buyers And Sellers

It is more important than ever for a Realtor to KNOW their local market.  By this I don’t just mean keeping track of new listings that hit the MLS or the recent closed sales.  I mean the true ins and outs of the market, why some homes sell higher/lower than seemingly similar comparables, why certain properties are better deals than others, as well as expert guidance on where specific segments of the local market are headed.

Thanks to Trulia.com, Zillow.com, Realtor.com and other websites (including ours), buyers and sellers have access to more information than at any other time in history.  Many people these days are already informed about recent home sales, new listings and broad national trends in the marketplace which may leave some agents without any new information to offer their clients.  This is one reason that I have a philosophy of continuously studying, tracking and analyzing the hyper-local data.  As agents, we have to show our clients why we are an essential and valuable resource for them.  I can’t tell you how many phone calls I receive from buyers and sellers who tell me that they called us because we specialize in the area.   Our in-depth knoweldge of the market helps to set us apart from the rest.

In my opinion, this is a relatively new trend in the real estate world.  Gone are the days when a realtor from Ft. Lauderdale drives down to Coral Gables to show property.   Today, buyers and sellers want to work with someone who has a solid handle on the local market.

Congratulations to our buyers who closed on their home located at 1215 Santona Street today.  These buyers were looking for a property with good bones in a good location and we found them the perfect combination of both.  We acted quickly when we saw the house come across the MLS and were able to place it under contract within a week.  The home offered 3,011 square feet of living space on a 13,525 square foot lot and the sale price was $760,000 or $252.00 per square foot.

Sunrise Harbour Suffering From Lack Of Inventory

Alonzo Mourning Sells Gables Estates Home, Buys In Pinecrest

Back in 2005, former Miami Heat basketball star Alonzo Mourning purchased his house in Gables Estates for a cool $12,750,000.  Earlier this month he sold it for $11,350,000.  You can read about the sale of his Gables Estates home here.   Although he was looking for homes in several areas of Miami (including Coconut Grove and Coral Gables)  Alonzo and his wife decided on a beautiful home in Pinecrest.  The new property is located at 6342 SW 109 Street and offers 6 bedrooms, 8.5 baths with 9,863 square feet of living space on a 38,768 square foot lot.  Listing broker for both properties was Engel and Voelkers.
