Home On Tibidabo Sells For Full Price After 2 Years On Market

You don’t see this very often.  The home located at 743 Tibidabo Avenue in Coral Gables was on the market for 2 years and just closed for full asking price of $849,000.  The home wasn’t reduced once over its time on the market.  I don’t believe I have ever seen a case where the seller held their ground so firmly and got what they wanted.   The property was listed by EWM Realtors, Inc.

Cocoplum Real Estate Update: 2 Waterfront Sales Under $2,500,000

Prior to this summer there had not been a single recorded waterfront sale in Cocoplum under $2,500,000.  However in June of this year the canal-front home located at 194 Caoba Court  closed for $2,225,000 and just this past week the canal-front home located at 184 Paloma Drive closed for $2,300,000.   You do have to take into consideration the condition, year and size of these properties but even if you account for those things a sale under $2,500,000 for a waterfront home in Cocoplum is pretty remarkable.

This is just more evidence that buyers are getting some great deals on waterfront properties .   In 2010 there were 27 waterfront homes sold under $2,500,000 in Coral Gables and this year there have already been 30 sold (plus 5 that are pending).

Waterfront Homes In Coral Gables

I am in the middle of preparing my latest Fall/2011 Coral Gables Real Estate Newsletter and I just came across some interesting numbers.   We’ve known for quite some time that the average home in the Gables sells for 10% off the list price.  But if you take a look at the waterfront sales this year, those are occurring at 14% off list price.  This means that the average waterfront home is listed for $2,527,176 then sells for $2,175,527.   That is a very large discrepancy and means that this year, waterfront sellers are taking a bigger hit off of their final list price than non-waterfront sellers.

Like The Good Old Days

I am working with two transactions that have multiple offers right now which reminds me of the good old days during the boom. 

It happens more often than not that a property has buyers who are circling but not ready to pull the trigger.  Once an offer is submitted, the property immediately becomes much more desirable.   It is no secret that people want what they can’t have.  Both of these properties were on the market for quite some time without much activity, but once that initial offer came in it was great motivation for the other buyers to get off the fence.

Many times buyers are waiting for price reductions or for the sellers to become more motivated, but sometimes that plan can backfire.

Gated Communities In Coral Gables

Homes in gated communities certainly garner a higher value than homes in non-gated communities.  The average home in a gated community in Coral Gables is listed for roughly $5,957,000 while the median home is running at about a $4,424,000 list price.  Taking a look at the closed sales this year in the gated communities of Coral Gables, there have been approximately 36 homes sold selling at an average of $2,500,000 and a median of $2,000,000.    You can see that the demand isn’t quite in line with the supply.  By far, the $2,000,000 to $3,000,000 price point sees much more activity in the gated communities.
