During 2012 there were 6 homes sold in Snapper Creek Lakes which came in at an average sale price per square foot of just $371.00.

2013 Mid-Year Gables Estates Market Update

Not surprisingly 2013 hasn’t been the record setting year in the gated community of Gables Estates that we saw last year.  After all, it would be hard to beat 2012′s total sales volume of $129,770,000.  So far this year, Gables Estates has had just 5 sales with an average sale price of $7,240,000.  The total volume this year is $36,200,000 and there is just 1 home that is pending.   We have also seen the average sale price per square foot of homes in Gables Estates drop this year to $881.00 whereas last year it came in at $1,008.00.

I created the pie chart above which shows the distribution of days on the market for homes that have sold in Coral Gables this year.  As you can see, the majority of homes are selling under 30 days.  This means that if you are a buyer you need to act fast with a solid offer when you find a property you like.  Homes are not languishing on the market as they did a few years ago, and you do not have time on your side in this market.

Congratulations to our sellers who just closed on their home at 1160 Alhambra Circle.  The home offered 2,140 square feet of living space on a 10,000 square foot lot with 3 bedrooms and 2 baths.  The sale price was $700,000.    When I first blogged about this home I told you that it was going to go fast, and it certainly did.  We had the home under contract in a matter of days after placing it on the MLS.

Coral Gables Overall “Sale Price Per Square Foot” Remains Steady In 2013

The average sale price per square foot of homes sold in Coral Gables this year is running approximately $301.00 psf.  During 2012 the figure came in at $306.00 psf.  Although the average is roughly the same, when you break down the figure into homes over and under $1,000,000 you see that homes under $1,000,000 have increased from $248.00 per square foot up to $275.00 per square foot this year.  That is the segment where we are seeing a significant jump in values.

11 of the 17 lots for sale in Coral Gables are priced abvoe $1,000,000.  However, 99% of the lots sold this year have traded under $1,000,000 which tells us that the supply and demand are out of balance in this segment of the market.   Much of what is currently for sale is located in a gated community or on the water which raises the average sale price per square foot from $50.00 to $80.00 and higher.   Typically buyers who are interested in waterfront lots or lots in gated communities are end-users, and not investors.
