We have been telling our Coral Gables buyers who were frustrated with the lack of inventory that if they were patient we would begin to see an increase in new listings come the Fall.  As I predicted, that increase is in full force.  There have been 17 new listings to hit the market in the past 7 days.  More good news is that the price point of these homes is split up nicely between over $1,000,000 and under $1,000,000.   This means that there is fresh inventory for buyers in all segments of the market!

Almeria Row is one of my favorite townhouse projects in Coral Gables, it reminds me of the Brownstones you find up north.  On the interior, the finishes and design are stunning.   They are also “lock and go” for the buyer who is looking for something that can be closed up easily and secured.  A new slate of these award-winning townhouses will be going up at Almeria Row, which are scheduled to be finished in the beginning of 2015.  Townhouses are very limited in Coral Gables, so they tend to sell quickly when they come on the market.

Will Adding A Fourth Bedroom Increase Value?

In response to my recent request for blog topic ideas, a reader who owns a 3 bedroom home near The University of Miami wrote in asking whether or not he should add an additional bedroom to his home in order to get top dollar for the property.   Specifically, he asked me whether he should convert his garage to a bedroom or build an additional bedroom by adding more square footage.

The answer depends on the purpose of the 4th bedroom.  If you are adding a 4th bedroom prior to selling and are trying to increase your home’s value, I would advise against it.  The cost of adding a 4th bedroom or converting the garage would not result in a significant ROI that would be worth your while.

If you want a 4th bedroom for personal reasons, then I would rather see you build out additional square footage to the home as opposed to converting the garage space.  Garages are very important to buyers in Coral Gables!

3 Bedroom Homes In Coral Gables | Market Update

Many thanks to everyone who sent in blog topic requests over the past few days.  Today I will start with one reader’s question about the real estate market for 3 bedroom homes in Coral Gables, past and present.

A 3 bedroom home is the most popular type of home selling in Coral Gables today.  Of the 448 homes sold in Coral Gables this year, 199 of them had exactly 3 bedrooms (44%).   It is interesting to note that the supply of 3 bedroom homes is not necessarily in-line with their demand.  Currently, there are 256 homes for sale in Coral Gables, but only 55 of them are 3 bedrooms (21%).  Needless to say, if you are considering placing your 3 bedroom home on the market and price it in line with the recent comparables, you will see quite a bit of action on the property.

Values of 3 bedroom homes can be affected by their condition, location and age.  But to give you a quick overview, we are seeing 3 bedroom homes sell on average for $296.00 per square foot.  If the property has been perfectly updated and sits on a big lot on a good street, we have seen values come in at around $400.00 per square foot (427 Giralda Avenue sold for $800,000/$403.00 psf).

Last year, there were 197 three bedroom homes sold in Coral Gables.  They closed for an average of $255.00 per square foot which is significantly lower than where we are seeing them trade today.

Best Value For Waterfront Homes In Coral Gables?

I still believe that the best bang for your buck for waterfront homes in Coral Gables is the Sunrise Harbour neighborhood.  Case in point is this week’s sale which occurred at 6835 Sunrise Place for $2,175,000.  This home offered a 14,000 square foot lot with 100 feet on the water and no bridges to the Bay.  There have been 6 sales in Sunrise Harbour this year, they have ranged in price from $2,175,000 all the way up to $2,800,000 (also from $413.00 per square foot to $606.00 per square foot).
