Although contemporary style homes are in high demand right now, they are a rare commodity in Coral Gables.   Most homes in the Gables are renovated Old Spanish architecture.  This means that if a client wants contemporary in Coral Gables, they are most likely going to have to build it themselves.  There have been several contemporary homes built in Coral Gables over the past few years.  Check out this beautiful contemporary home designed in Coral Gables by Touzet Studio.  The architects had to re-interpret  many of the City’s strict code requirements, particularly in the front exterior of the home.  For example, Coral Gables requires a sloping tile roof and in order to conform to this requirement the designers installed a series of sloping planes floating above glass clerestories.

How Long Will It Take To Sell My Coral Gables Home?

Sellers always want to know how long it will take to sell their home.  The truth is that the market is on fire and a home that is properly priced should go under contract in less than a month.  Our new  listing on Country Club Prado was only on the market for a matter of days before going under contract.   But it doesn’t always work out that way.  Sometimes, sellers are unrealistic about what their home is worth, the realtor has overpriced the home or it is not being properly marketed with professional photography, brochures, etc.

Take a look at the chart below  which shows the average “days on the market” (indicated by yellow bar) for homes sold in Coral Gables over the past few years.  Keep in mind that these are averages and while some homes have sold in one day, others have languished on the market for over a year.

The gated community of Snapper Creek Lakes is a very exclusive, private neighborhood where homes sit on large lots separated by lush foliage and towering trees.  The year started off in Snapper Creek Lakes with a nice assortment of homes for sale which ranged in price from $1,900,000 to $9,000,000.  However, the 4 lowest priced homes have been snapped up and the entry-level price right now in Snapper Creek Lakes is a whopping $4,900,000.

The average “sale price per square foot” in Snapper Creek Lakes is running at approximately $498.00.  There are two pending sales in the community with asking prices of $472.00/sf and $426.00/sf, so it appears that the average might fall slightly after these homes close.  Last year, the average “sale price per square foot” was $371.00 in Snapper Creek Lakes.  As  you can see, values have increased dramatically in Snapper Creek Lakes during 2013.

“Sale Price To List Price Ratio” Hits 97% In Coral Gables

The average Sale Price to List Price Ratio is a good indication of how negotiable sellers are in a given market.  Over the past few years, Coral Gables has seen an increasing Sale Price to List Price Ratio from 90% to 95%.  But over the past few weeks we have seen some sales coming in VERY close to seller’s list prices which has pushed the ratio up to 97%.  It is indicative of a market with rising values and little inventory.

If you are the type of buyer who likes to make low-ball offers, you are out of luck in this market!

Platinum Triangle Homes Sell Faster For Higher Prices

The Platinum Triangle is a highly coveted neighborhood situated south of Sunset Drive, between Ponce de Leon Boulevard and Old Cutler Road in Coral Gables.  Homes here tend to have fewer days on the market and sell for slightly higher prices than comparable homes in other areas of Coral Gables.
