The Platinum Triangle is a very desireable location in Coral Gables.  Believe it or not, the prices in the Platinum Triangle start at $589,000.   Most of the homes in this area were built in the 1950’s and updated, but there are a few new construction homes that have come on the market as well.  Check out a few properties currently for sale in The Platinum Triangle.

Average Asking Price vs. Average Selling Price In Coral Gables

As you can see from the chart above (click to view larger) there is a large discrepancy between the price of homes for sale and the price of homes selling in Coral Gables.  The average price of homes on the market right now is $2,345,000 and the average price of homes sold in the beginning of 2010 was $740,000.   This shows that there is a large gap between what sellers are asking and buyers are willing to pay in Coral Gables.  (Keep in mind that there are some exceptionally high priced waterfront homes that are pulling up the average list price.)

Deering Bay: Sold For $1,378,000 in 2006, Now Asking $1,099,000

We all know that most condominium buildings in South Florida have taken a big hit in the market crash.   But in Deering Bay, most of the units on the market are now asking much more than they sold for just a few years ago.

When doing some research for a client, I noticed that the owners of Unit #1001 in the Verona building are acutely aware of the market conditions.  They purchased the property for $1,378,000 in 2006 and are now asking $1,099,000.   The unit is updated with ebonized mahogany wood floors, silhouette and black out shades, new appliances, crown moldings and many more special features.  The unit has wonderful views of the Deering Bay Lagoon and golf course.  Other details include: 2,740 square feet of living space and 4 bedrooms, 3 baths.  Broker is Miami Real Estate.

What Do You Get For Your Money In Coral Gables?

Taking a look at homes in Coral Gables that sold recently between $500,000 to $1,000,000 they had an average of 3.5 bedrooms, 2.5 baths and 2,500 square feet of living space.  The price range between $1,000,000 to $1,500,000 had an average of 4.8 bedrooms with 4.5 baths and 4,159 square feet of living space. 

An interesting thing to note is that as you get higher up in price range the Sale Price/List Price ratio drops from 91% to 87%.  In other words, the higher end homes seem to be taking slightly more off of their list price than the mid-priced homes.

I snuck out of my Broker’s Open house yesterday for 10 minutes to take a look at this great house on Sans Souci Drive - just on the border of Coconut Grove and Coral Gables.   The home features balconies off of almost every room, wood beamed ceilings, fabulous porches, split floor plan, and a great pool and patio area with lush landscaping.  San Souci (some say Sans Souci) is a wonderful, private, cul-de-sac street.  Listed by EWM Realtors, Inc. at a price of $1,699,000 (recently reduced from $1,899,000).

40% of EWM’s Current Transactions Are Cash Deals

South Florida real estate is experiencing a large increase in the number of cash trasnactions.  About half of my current contracts and over 40% of EWM Realtor’s Inc. overall transactions are cash deals.    With the number of financed transactions down due to appraisal and down payment issues Miami should count its lucky stars that it has so many cash buyers coming into the market.

Two new listings came on the market recently in Gables On The Green.  The condominium was built in 2002 and all of the units have great views of the golf course, Gables canopy and the Miami skyline.   Gables On The Green is ideally located just steps from Miracle Mile and downtown Coral Gables.

Edgewater Drive In Coral Gables – Something For Everyone

Edgewater Drive is located at the mouth of the Coral Gables Waterway.  As far as real estate goes, there is something for everyone on this street.  You can find inexpensive non-waterfront condos on the north side of Edgwater and $16,000,000 penthouses on the south side.

Talking with residents of Edgewater Drive they tell me that they love the street for its proximity to Coral Gables and Coconut Grove.  The street also has a very residential feeling.  It is lined with trees and sidewalks, and is just steps from the recently renovated Sunrise Park.   The street is a haven for joggers and cyclists (including myself) on the weekend who try to avoid the traffic found on Ingraham Highway.
