“Sale To List Price Ratio” Reveals Important Information For Coral Gables Buyers

The “Sale To List Price Ratio” for a given neighborhood tells you on average the amount that homes are selling off of their asking price.  For example, a “Sale/List Price Ratio” of 95% would indicate that the home sold just 5% off of its list price.

For single family homes this year (both waterfront and non-waterfront), Coral Gables has seen a ratio of 93%.  This number has steadily increased from 91% in 2011, and 89% in 2009.  The increase is likely due to a number of factors including rising values, bidding wars as a result of low inventory and more realistic sellers.

When we break down these figure between waterfront and non-waterfront homes in Coral Gables, we notice a very interesting fact.  Waterfront homes tend to sell significantly more off of their list price than non-waterfront homes.   This year, waterfront homes had a “Sale to List Price Ratio” of 88% whereas non-waterfront homes ran at 94%.   This is very important information for someone who is beginning their home search in Coral Gables.  It gives you a good idea of the price range you should be looking in, in order to end up at a sale price that is within your budget.

Cocoplum Won’t Reach Last Year’s Record Sales Numbers

It is interesting to track and evaluate which communities in Coral Gables are more or less active.   In 2011 for instance, Cocoplum had a record breaking year with almost $75,000,000 in volume and 36 sales.  However this year, their sales won’t come anywhere near those figures.   To date they have just 24 sales with slightly over $50,000,000 in volume.

One interesting thing about the numbers in Cocoplum this year is that despite the drop I mentioned above, they have seen an increase in the average Price/Sq. Ft.  See the below chart which shows the average Price/Sq. Ft. for the past few years.

Best Value For Waterfront Homes In Coral Gables?

If you are looking for a waterfront home in Coral Gables you will find the most bang for your buck in the Sunrise Harbour community located just north of Cocoplum.  Waterfront homes here have sold between $1,500,000 to $4,500,000 this year which is considerably lower than other areas of the Gables.   And the unique thing about these properties is that there are zero bridges to the bay, unlike similar homes you will find in Cocoplum and along the Gables Waterway.

The perfect example of a great value in Sunrise Harbour is this home that closed last week at 6830 Sunrise Place for $2,050,000.  The home was completely updated with a new roof, updated kitchen, new A/C, new 70 foot boat dock and impact windows.  It offered 3,672 square feet of living space on a 13,000 square foot dock.

Keeping you updated on any relevant sales in Coral Gables, the townhouse that I wrote at about recently in my post titled Bermuda Village | Market Update has recently closed for a sales price of $825,000.  At $327.00 per square foot, this transaction significantly helped boost values in Bermuda Village which had previously traded this year between $134.00 and $283.00 per square foot.  Listing agent was Lowell International Realty.

Ray Allen Rents Waterfront Home In Gables Estates

According to the Huffington Post today, Ray Allen (who signed with the Miami Heat this summer) has rented a home on prestigious Tahiti Beach Island in the gated community of Cocoplum.  The home which is located at 5 Tahiti Beach Island Road is extremely private with 11,533 square feet of living space on a 37,534 square foot lot with 10 bedrooms, 9 baths.  The home was listed for $13,900,000 a few months ago, but has reportedly been rented to Allen for $50,000 per month.

Allen didn’t have many choices when looking for an ultra-luxury rental home in Coral Gables.  There are currently just 3 for rent that are listed above $20,000.
