For those of you who were interested in my post earlier this week about golf course homes in Coral Gables I wanted to bring you up to speed with a sale that occurred yesterday. The home located on the Riviera Golf Course at 4220 Santa Maria closed for $1,175,000. It was a 50’s style home that needed completely renovated on the interior. Broker was EWM. The last sale on the highly coveted Santa Maria Street in Coral Gables occurred back in August, the home sold for $2,700,000.

Inventory Levels Extremely Low In Coral Gables

Today we had our office Thanksgiving party and of course the topic of conversation was…..real estate! The President of EWM Ron Shuffield was here and we were discussing the lack of inventory on the market. A few years ago we had so many homes for sale that realtors were scrambling for buyers but now the scenario has flipped and realtors need listings to sell. Typically we see a surge of homes come on the market in October/November and then again in January but so far this year we haven’t had a new wave of inventory hit the MLS.
It will be interesting to watch what happens over the next couple of months. Keep your fingers crossed that the lack of inventory doesn’t stall the market going forward.

Chasing The Market For 4 Years!

The house at 4820 Orduna Drive has been on and off the market over the past 4 years. The home was initially priced at $1,900,000 in 2007 and by the end the price had been lowered to $940,000. This week the house closed for $895,000. (over 50% off their original asking price). The home offered 5 bedrooms, 4 baths with 5,043 square feet of living space on a 25,000 square foot lot. The home was located in a very desirable location near the Riviera Country Club.

Golf Course Homes In Coral Gables

Imagine walking out your back door and playing a few holes of golf before dinner or having a manicured lawn that never needed tending to? These are just a few of the benefits of living on the golf course in Coral Gables. There are currently 9 golf course front homes for sale in Coral Gables ranging in price from $1,498,000 up to $4,750,000. The average price per square foot of these homes is $498.00 while the average selling price of a golf course home in 2011 has been $370.00.
Keep in mind that a home’s location on the golf course can greatly impact its value. A home that sits on a wider section of the golf course may garner a higher price. Values are also affected by the particular golf course that the home is located on, on the private courses the homes are typically more expensive because there is less traffic on the course. Sellers Benefit When The Price Is Right

I was taking a look at some of the 2011 numbers for homes sold in Coral Gables and calculated some interesting stats. The sellers in 2011 who were under contract within 30 days of coming on the market received a sales price within 95% of their list price. However sellers who weren’t priced correctly from the beginning and had to wait more than 30 days to get their home under contract received a sales price within 90% of their list price (this is also the average in Coral Gables). When you price your home at or slightly above market value from the beginning it creates a buzz over the property and lights a fire under the buyers to put in a contract quickly.

Golfing In Deering Bay, Coral Gables

Yesterday I joined my colleague Leslie Cassel for a round of golf at Deering Bay Yacht And Country Club in Coral Gables. Deering Bay is a spectacular gated community of condos, townhouses and private residences situated around meticulously maintained grounds as well as a nature preserve. With the weather at a cool 78 degrees and having the opportunity to play on one of the best golf courses in Miami, I have to admit that it was a pretty good day. Thank you Leslie!

I received a phone call last night from a very nice gentlemen who is a regular reader of my blog. In fact, he just purchased the home that I wrote about yesterday at 5101 Hammock Lake Drive. Since he knows that I am a stickler for details, he wanted to let me know that the square footage that is stated on the tax records and the MLS for his house does not accurately reflect the true living area of his new home. Therefore, when I reported that his home was the lowest “selling price per square foot” in the $2,000,000+ market it was inaccurate. Upon further investigation, it appears that the house has a square footage of around 6,000 (as opposed to 9,366 which is stated on the tax records and MLS) so that it now ranks in the bottom 10 ”selling prices per square foot” for homes sold over $2,000,000 in the Gables.

5101 Hammock Lake Drive Closes For $366.00* Per Square Foot

The house I wrote about back in September of this year located at 5101 Hammock Lake Drive closed last week for a sales price of $2,200,000. That post featured the lowest “list price per square foot” homes in different price ranges of the Coral Gables market. The “sale price per square foot” of this house came in at $366.00 which is below average for homes priced over $2,000,000.

The home offered approximately 6,000 square feet of living space on a 39,204 square foot lot. The home featured 4 bedrooms, 4 baths, chestnut wood floors, open kitchen, high ceilings and spectacular lake views.

Highest Non-Waterfront Sale In 2011 In Coral Gables

The home located at 5288 Oak Lane in the gated community of Snapper Creek Lakes closed this month for a sales price of $6,600,000. This makes the highest non-waterfront sale in 2011 and also the second highest non-waterfront home to sell in the history of the MLS (highest on record is located at 760 San Bruno Avenue for $7,100,000).
The home was designed by Portuondo & Perotti and offered a wine cellar, gym, library, media room, outdoor fireplace as well as courtyards and gardens designed by Sanchez and Maddux of Palm Beach. There were 7 bedrooms, 8 baths and 3 half baths with 11,223 square feet of living space on a 50,965 square foot lot.
