I was having a chat with my Deering Bay specialist about the condo buildings in Deering Bay and we were discussing  her favorite, the Padua building.  Even though it is one of the older buildings she enjoys its open and airy atmosphere and appreciates the large closets.   But some clients still prefer the newer buildings in Deering Bay such as the Milano, the Sienna and the Verona which have traditional lobbies, gyms, and are generally more updated than units in the older buildings.   So in the end, if you are looking to purchase a condo in Deering Bay you should certainly take a look at what is available in all of the buildings as they each have something different to offer.

Using Active Comparables To Price Your Home

Everyone knows that Realtors use SOLD properties in calculating the value of a home, but many people don’t realize that it is also extremely important to look at ACTIVE comparables as well.  By “active comparables” I mean homes of similar size and condition that are currently on the market for sale.  This is an essential part of the pricing process because you must know what your competition is.   Sold comparables may give you an accurate value of your home, but the home may never sell if there are 5 similar size/condition homes currently on the market that are priced below yours.   In any market good or bad, you must always keep an eye on your comeptition.

McMansions, Are They For Everybody?

Certainly not.  Although the Miami attitude is often times ”bigger is better” in terms of homes, cars, boats etc. I have had several buyers tell me lately that they do not want a McMansion and prefer a smaller home on a larger lot with a little bit of character and history. 

For those of you who aren’t familiar with the term, a “McMansion” generally refers to a new construction home which has been built right up to the property line in order to maximize square footage.

Chasing The Market Since 2006 In Campo Sano

For those of you who aren’t familiar with the Village of Campo Sano it is located on the Riviera Golf Course and consists of luxury 2-story villas with separate 2 car garage.   It is very rare for these properties to be on the market, and the most recent sale in the Village of Campo Sano was back in 2008.  The property sold for $1,200,000 and featured 3 bedrooms, 3 baths with 3,400 square feet of living space.

Out And About For Coral Gables “Broker’s Open Houses”

Wednesdays are great because brokers across South Florida hold their listings open for other agents.  It is a great opportunity for me to preview homes for my current buyers.  After visiting roughly 10 Broker’s Open houses yesterday the shining star was the house located at 5850 Riviera Drive.  This is a great waterfront home for a great price.  The house features 5 bedrooms and 6 baths with 5,646 square feet of living space on an 18,750 square foot lot.  The home has 2 boat slips (100 feet of water frontage), 2 car carport, 2 car garage and large living and entertaining spaces.   The owner of the home is an artist and has done some great things to it, I agree with the listing agent, the house has great karma!  Priced at $2,550,000, the home was recently reduced from $2,650,000.  Broker is EWM.

New Construction In Coral Gables Sells For $360.00/SF

This new construction home (built in 2008) sold this week at a price of $1,330,000.  Located near the University of Miami and The Biltmore, the home featured 6 bedrooms, 6 baths with 3,627 sq. ft. of living space on a 10,000 sq. ft. lot.   $360/square foot is a relatively high price for new construction right now.   Recent new construction homes in similar locations in the Gables have sold between $300 to $350 per square foot.   The address is 440 Vilabella Avenue and the broker was Coldwell Banker.
