Sometimes the saying, “we have something for everyone” can be a little cliche. But in Coral Gables this statement couldn’t be further from the truth. This morning I pulled up the December closed sales in Coral Gables. First, a waterfront home on Sunrise Drive closed for $6,800,000 and second, a short sale on Columbus Boulevard went for $165,000. These drastically different homes located just miles from each other are the perfect example that the Coral Gables real estate market has something to offer everyone.

Looking For Room To Roam In Coral Gables?

In tandem with my post on The Real Estate Coconut today, I wanted to discuss homes that were for sale in Coral Gables on lot sizes over 15,000 square feet. If you are looking in the $1,000,000 and above range you certainly have many more options to choose from than in Coconut Grove. However just as in Coconut Grove your options are limited in the $1,000,000 and under price point.
This year in Coral Gables there were 109 homes sold that sat on 15,000+ square foot lots. Just as in Coconut Grove these homes sold for an average of $1,900,000.

Coral Gables Real Estate – Is The Luxury Market Keeping Up?

Although Coral Gables is experiencing the highest number of home sales in MLS history this year, the number of ultra-luxury home sales has not seen the same increase. Take a look at the above charts and you can see that the $3,000,000+ homes have remained relatively flat over the past few years. In my opinion, the ultra-luxury market remains stable because they are less affected by swings in the economy. Also, owners in this segment of the market can afford to hold onto their property until values rise again.

Land For Sale In Coral Gables

There have been 12 pieces of land sold in Coral Gables in 2011. The land sale prices vary drastically depending on location. For example, a 13,000 sq. ft. dry lot on Riviera sold for $875,000 while a 16,000 sq. ft. waterfront lot on Sunrise closed for $3,750,000.

2011 Coral Gables Non-Waterfront Lot Closed Sales: $29.00 per square foot

Home In Cocoplum Sells $1,400,000 Off List Price

The home located at 325 Cocoplum Road recently closed for a sales price of $5,500,000 which is $1,400,000 off the list price. This home which was located in the gated community of Cocoplum had been on the market since August of 2009 with an original asking price of $12,000,000. The sellers made several price reductions over the years but were always chasing the market. When they made their final price reduction of $7,450,000 to $6,900,000 they quickly went under contract. The elegant Old Spanish home offered 125 feet of water frontage. Listing agent was One Sotheby’s.

Good Comparable For New Construction Homes In The Gables

The home located at 1100 Valencia Avenue closed today for a sales price of $1,890,000 or $376.00 per square foot. This is a very good comparable for new construction homes in Coral Gables. I showed this house to a buyer of mine and although he loved the home, he was hesitant to purchase it due to the fact that it was located across from the community tennis courts which were open until late in the evening. The last two new construction (non-waterfront, non-gated community) sales in Coral Gables occurred for $250.00 and $350.00 per square foot. The home was listed by Avatar.

Short Sale Turns To Foreclosure On Hammock Lake

This home located at 9001 Banyan Drive on Hammock Lake has been on and off the market since 2005. Recently it was listed as a short sale but now it has come on the market as a foreclosure. The home was built in 2009 and has never been lived in. It offers 9,556 square feet of living space with 7 bedrooms, 7 baths and views of the lake. The home is listed for $3,500,000.

1 Of Every 3 Contracts Never Makes It To The Closing Table

According to the National Association of Realtors, the number of buyers who have cancelled their contracts has quadrupled in the last 14 months. Causes of contract cancellations include declined mortgage applications, failures in loan underwriting from appraised values coming in too low, home inspections etc. During the month of October, 1 of every 3 contracts to purchase a home never made it to the closing table.

Waterfront Homes In Coral Gables

Waterfront homes make up a significant part of the Coral Gables real estate market. There have been 50 waterfront sales so far this year and there are currently 90 on the market. They have sold on average for $449.00 per square foot but you really have to take each home’s unique waterfront location into consideration when placing a value on an individual property. For instance, a waterfront home in Gables Estates and a waterfront home on Riviera Drive are two entirely different animals.
