You may have noticed the demolition and construction going on at the corner of Le Jeune Road and Bird Road.  This is the newest large scale real estate development in Coral Gables in the past 5 years.  Condo prices here range from $250,000 and go up to $1,000,000.  Finishes will include Snaidero cabinetry, Bosch appliances, Sub-Zero refrigerators along with white quartz counter-tops and marble throughout the bathrooms.  According to the sales associates for the project, they have already sold 100 units.

Merrick Manor is ideally located just steps from Merrick Park and minutes from Miracle Mile.

How Can You Sell Your Coral Gables Home FAST?

In today’s market if you price your home right there is no doubt that it will sell quickly.  In all price ranges we are seeing well-priced homes get snapped up within just weeks of coming on the MLS.   I want to be clear that “well-priced” certainly does not mean “under-priced”.  A home that is priced correctly is based on nearby comparables and a realtor’s prediction of where the local market is headed in the future. 

The waterfront home at 850 San Pedro Avenue was placed under contract in just 17 days.  Listed for $3,200,000 the property traded for $3,000,000.   Another example is 1115 Anastasia Avenue was on the market for just 2 days after hitting the MLS and sold for $1,050,000 (list price was $1,075,000).   In contrast, 1228 Aduana Avenue came on the market in 2008 for $1,590,000 and just sold this week for $1,000,000.

The gated community of Snapper Creek Lakes is home to some of the most unique and beautiful properties Coral Gables has to offer.   Last year, there were 6 homes sold in Snapper Creek Lakes which traded for an average of $371 per square foot.  3 of these sales were short sales which is very unusual for Snapper Creek Lakes which doesn’t have any distressed sales on the record prior to 2012.  Going forward, with all of the short sales and foreclosures off the market we can expect values to rise again.

The Biltmore Hotel And Coral Gables Real Estate

After a hectic week of negotiations, closings, new listings and property showings, I managed to sneak in a few hours yesterday for a round of golf at The Biltmore.   The Biltmore is my favorite course in Coral Gables and to me, it perfectly captures the essence and beauty of the city.

Here are a few things you may not know about The Biltmore Hotel:

  • Built in 1926 by John McEntee Bowman and George Merrick
  • It was designated a National Historic Landmark in 1996
  • The hotel served as a hospital during WWII and as a campus of University of Miami’s Medical School until 1968
  • Some believe the hotel to be haunted by the spirit of Thomas Walsh
  • In its heyday, The Biltmore hosted the Duke and Duchess of Windsor, Ginger Rogers, Judy Garland, Bing Crosby, Al Capone along with many Roosevelts and Vanderbilts.

As far as real estate goes, homes that surround The Biltmore Hotel tend to garner higher values due to their proximity to this Coral Gables landmark.  For example, I frequently write about “The Golden Triangle” which is located to the east of The Biltmore.  It is a very desirable location in Coral Gables and we tend to see properties here sell faster and for higher price/sq. ft. numbers than similar homes in nearby neighborhoods.  Also, whenever The Biltmore is visible from a home it is considered a bonus and something that Realtors certainly highlight in their presentation of the property.

The Gables Club Ends 2012 With Strong Numbers!

The Gables Club suffered from some below average sales in 2011, but I am happy to report that in 2012 they made a solid recovery with sales prices coming in at an average of $443.00 per square foot.  These numbers are in line with similar positive trends we are experiencing across the Miami condo market (Read: Record Breaking $27 Million Condo Sale on Miami Beach).
