Can He Sell It Now? Alan Potamkin Splits Property And Drops Price

Back in May of 2015, auto-tycoon Alan Potamkin’s spectacular Gables Estates residence at 1 Casuarina Concourse hit the market. Listed by The Jills of Coldwell Banker, the home featured 20,862 square feet of living space, 9 bedrooms, 10.5 baths, pool, gym, tennis court, 1,500 wine cellar, a professional chef’s kitchen and 937′ of water frontage.

After nearly 1 year on the market, Potamkin has now divided the 3.6 acre lot that his current home is situated on and reduced the price from $67,800,000 to $49,000,000 in a further attempt to get the property sold (according to The Miami Herald).  By separating the lots, he believes that he will open up options for potential buyers. The two properties are now listed separately, however, Potamkin has said that he wants to sell the property with the house first before he sells the empty lot.

The highest recorded sale price for a home in Coral Gables occurred in 2012 for $25,000,000 (41 Arvida Parkway in Gables Estates).

Homes in this area tend to get snapped up quickly due their proximity to the neighboring communities of South Miami and Coconut Grove. It is a very central location in Coral Gables which helps with the daily commute to work and schools.

The active listings in The Platinum Triangle range in price from $997,000 to $3,950,000. Sales in this area have ranged over the past 12 months between $670,000 and $2,575,000. Although there were 11 sales in The Platinum Triangle during 2015, there have not been any closed sales so far in 2016. The lack of activity is a result of low inventory levels.

Our team currently has the hottest listing in Coral Gables……but it’s probably not what you would expect. Last month we listed an investment property located at 517 Menendez Avenue for $699,000. Situated on a quiet Gables street, this duplex offered 3 bedrooms, 2 baths upstairs and 3 bedrooms, 2 baths downstairs with tile floors and a washer and dryer in each unit. There are tenants in both the top and bottom of the duplex who are interested in renewing their leases in May.

Since listing over 3 weeks ago, we received at least 3 showing requests per day and nearly 10 offers on the property. 2015 Coral Gables Real Estate Market Review

2015 was another solid year for the Coral Gables real estate market. The average “sale price/square foot” rose from $374 in 2014 to $392 in 2015. And the average sale price increased from $1,271,000 to $1,374,000. The number of sales were virtually the same as last year (533 single family homes sold), but not as high as the record number of sales we experienced during 2013 (634 single family homes sold).

In the chart below I have broken down the sales by those that are over/under $1,000,000. This helps you see how strong the $1,000,000 and below market is in Coral Gables. This segment has fewer days on the market and sells closer to asking price than those that have sold over $1,000,000.

A few other notes on specific segments of the market:

  • Ultra-luxury home sales remain strong. There were exactly the same number of homes with sale prices of $3,000,000+ that sold in 2014 as in 2015 (40 homes).
  • Waterfront home sales were down. The number of waterfront homes sold fell slightly in 2015 from 75 to 64, as did the average price/square foot which fell from $661/sq. ft. in 2014 to $639/sq. ft.

Where To Find Coral Gables Waterfront Homes For Less?

Waterfront homes in Coral Gables sell on average for $3,900,000 or $639.00/square foot (this includes homes in both gated and non-gated communities). These high prices are not within the budget for many buyers who are interested in waterfront properties. A lot of them end up buying a home on a dry lot and looking for dock space elsewhere in Miami. However, there is a place in Coral Gables where waterfront homes sell $1,000,000’s below the average price. Where can you find them? In the gated community of Gables-By-The-Sea. Gables-By-The-Sea is located in the south-east corner of Coral Gables (by Gulliver Academy). Here, prices for waterfront homes start at just $1,595,000.

Why are they less expensive? It’s all about location. Although Gables By The Sea is a wonderful gated community, its southern location is not as desirable to some buyers. In addition, a majority of the homes here were built in the 1970’s and 1980’s and haven’t been completely updated in quite some time.

Because the inventory of waterfront property will always be limited in Coral Gables and considering the current prices of homes in Gables By The Sea compared to the rest of Coral Gables, I believe that buying a home here is a great investment.
