First Sale In Gables Estates For 2013, It’s A Big One!

The prestigious gated community of Gables Estates had a record year during 2012 with a total sales volume of $129,770,000 (comprised of just 13 home sales).
However 2013 was turning out to be a much slower year for Gables Estates with zero sales to report during the first quarter. Luckily 400 Arvida Parkway closed in early April giving them their first sale of the year. The property offered direct bay views with 13,668 square feet of living space on a 41,382 square foot lot and sold for $11,500,000. Listing agents were Toni Shrager and Saddy Delgado of Avatar.
There are currently 3 pending sales in the community which could add an additional $20,000,000 to Gables Estates’ total volume for 2013. I will keep you posted with any new sales!

I have been tracking this foreclosure property in Gables By The Sea for several months. It hit the market back in June of 2012 at a list price of $1,100,000. Since then, it was placed under contract several times and had a list price increase to $1,216,300. The home finally sold this week for a sales price of $1,000,000.

The home needed a major renovation and completion but offered 5 bedrooms, 6 baths with 4,795 square feet of living space on a 12,000 square foot waterfront lot.

The Gables Club And The Luxury Condo Market In Coral Gables
The Gables Club had a very strong year during 2012 with an average selling price per square foot of $443.00 and 12 total sales. However we are almost finished wtih the first quarter of 2013 and there are no pending sales in the building and there have been no closed sales. In fact, the luxury condo market as a whole is struggling in Coral Gables. There have been 55 condo sales and the highest sale price is $705,000.
It will be interesting to see if this is just a temporary trend or if this segment of the market remains stagnant throughout the rest of the year. Whatever the outcome, I will keep you posted here on The Coral Gables Real Estate Vault.
