2011 Coral Gables: Not The Leading City For Highest Sale

For more than 5 years the city of Coral Gables has been home to the highest sale south of Downtown Miami. With sales like 14 Tahiti Beach Drive which closed in 2008 for $14,000,000 or 158 South Prospect Drive closing in 2010 for $14,100,000 it has been hard for any other community to top them. However, so far this year in Coral Gables the highest sale was for $7,500,000 on Tahiti Beach allowing the community of Coconut Grove to far surpass this figure with a $13,419,495 sale on Curtis Lane.
There are certainly enough $10,000,000+ properties on the market right now in the Gables, it will be interesting to see if they can pull through and keep their record of selling the highest priced home south of Downtown Miami.

Foreclosures In Coral Gables

Take a look at the chart above which shows foreclosures for sale, sold and under contract in Coral Gables. You will see that there is no data until January of 2009, this is because the system did not start tracking foreclosures until that point. The numbers show that Coral Gables has been fairly steady with the number of foreclosures sold over the past 3 years.
It is good news that we seem to be in a declining trend as far as active listings go. In fact, right now there are only 4 foreclosures for sale in Coral Gables. These homes range in price from $349,900 for a 2 bedroom/2 bath and go all the way up to a $5,300,000 home on Tahiti Beach.

Iconic Coral Gables Pink House Sells

The iconic pink house located at 4515 Santa Maria Street in Coral Gables closed last week for a sales price of $3,500,000. This house along with 1101 North Greenway Drive (which also sold for $3,500,000) were the two highest sales in Coral Gables that were not located in a gated community or on the water. The house on Santa Maria sold for $607.00 per square foot, and the house on North Greenway sold for $544.00 per square foot.

The Story Ends (Again) For 4114 Santa Maria Street

The house located at 4114 Santa Maria Street has been on a wild ride since it first came on the market in 2008 for over $1,000,000. It sat on the market for many years then fell into foreclosure in 2010 selling for $605,000. The home came back on the market 4 months later and sold again for $650,000. I showed the house a few times during this process but at that point it needed too much work than my clients were willing to take on.
I drove by the house last week and snapped this photo. It is amazing what some fresh paint, impact windows and cleaned up landscaping can do to the exterior of a home. Congratulations to the new owners.

Snapper Creek Lakes, Coral Gables Real Estate Market Update

Attention Coral Gables Home Builders!

I have several clients looking for new construction homes in Coral Gables and therefore I have previewed most of what is on the market. In doing so we’ve noticed a trend in these homes that has been a deal breaker for many of my buyers.
A few years ago it became popular to have a large master suite and builders tried to accommodate that demand. But a house can only be so big and if you increase the size of the master you have to reduce the size of the other bedrooms. Last week I went into a $2,000,000 new construction home where the master was big and beautiful, but the other rooms were so small you could barely fit a twin size bed. That is a major turnoff for people who have children or frequent house guests.
So I ask that all home builders reconsider putting in a mammoth size master suite in their properties and instead try to have a nice balance between all of the bedrooms.

The Gables Club, Coral Gables – Market Update

There have been 6 condominiums sold this year in The Gables Club, Coral Gables’ most exclusive condo building. The sales have ranged in price from $950,000 to $1,190,000. Considering that the median condo in The Gables Club is listed for $2,200,000, it certainly seems that the higher end condos are struggling in here. Good Comparable In Sans Souci Area Of Coral Gables

I am always tracking the market and keeping an eye on any good comparables for my clients. Earlier this month the house located at 115 South Prospect Drive in the Sans Souci area of Coral Gables garnered a very high “price per square foot” figure of $387.00. This was a 3 bedroom/2 bath home with 1,936 square feet of living space on an 11,000 square foot lot with a pool. It had updated bathrooms,new kitchen, new roof and several other upgrades. Prior to this sale, similar priced homes in the Sans Souci subdivision were selling at $250 per square foot.

New Construction Homes In Coral Gables

There have been roughly 10 new construction homes sold in Coral Gables this year. The homes ranged drastically in location, quality, size and price. For instance 2000 North Greenway was beautifully finished with views of the Granada golf course and closed for $2,750,000 while 611 Bird Road was also new construction but located on a busy street and sold for $620,000. I would say that the typical new construction home in Coral Gables sells between $1,000,000 and $2,000,000. Below are some of the recent new construction home sales in Coral Gables.
