Coral Gables Finalist For Most Beautiful Town In USA

Rand McNally/USA Today has announced that Coral Gables is a finalist for the Most Beautiful Town competition.  The judges will depart New York tomorrow and are expected in Coral Gables over the next couple of days.  They will be taken to some of the most beautiful locations Coral Gables has to offer and will announce the winning town on July 22nd.  

Where would you send the judges?  Maybe a drive down Old Cutler Road and Miracle Mile, a visit to The Venetian Pool or Fairchild Gardens, some historic homes in the Golden Triangle?

Cocoplum Is Set To Have A Great Year

There are currently 6 homes under contract in the gated community of Cocoplum including an $8,150,000 waterfront home on Tahiti Beach that has been on the market since 2009.   This is a good sign for all of those luxury homes out there that have been sitting and waiting for the right buyer.   With 8 homes already closed in Cocoplum this year, it appears that they will sell many more homes in 2011 than 2010.

Land in Coral Gables hasn’t exactly been flying off the shelf this year.  Right now in Coral Gables there are 34 pieces of land for sale and only 3 have sold this year (9 sold in 2010).

Historic Estate Sells On Old Cutler Road, Coral Gables

The home located at 10400 Old Cutler Road in the gated community of Snapper Creek Lakes sold this month for a sales price of $1,479,250 or $238.00 per square foot.  I wrote about the home several times here on the blog because it was a very special property.  The home which was designed by Robert Bradford Brown was contemporary style, had beautiful Fairchild-like gardens as well as a historic 1889 guest house from the Pioneer Period.  Congratulations to John Seidel the listing agent, and Ilaria Beloni the buying agent, both from Coldwell Banker.

Condo In Deering Bay Sells Higher Than List Price!

A penthouse unit in the Siena building of Deering Bay closed yesterday for $100,000 over list price.  The final sales price was $1,500,000.  The condo was only on the market for a matter of days before it went under contract.  There are two possible reasons why the unit would sell over list price.  The first and most obvious reason is that there were several interested parties and the price was bid up.  However another reason might be that the sales price included some furniture from the unit or other extras.   The unit was listed by Pat Dahne Realty Group.  This is the first condo to sell in Deering Bay in 2011.  Click to view…..condos for sale in Deering Bay.

If you are looking for the security and privacy of a gated community then Coral Gables has quite a bit to offer you.   The price point for most of the gated communities in Coral Gables is fairly high with an average list price of  $4,478,000 and an average sale price of $1,627,000 this year.  There are currently 91 homes for sale in the gated communities of Coral Gables (roughly 1/3 of all Coral Gables homes for sale) and 25 have sold this year.

Cocoplum, Coral Gables

Snapper Creek Lakes, Coral Gables
