There have been roughly 10 new construction homes sold in Coral Gables this year. The homes ranged drastically in location, quality, size and price. For instance 2000 North Greenway was beautifully finished with views of the Granada golf course and closed for $2,750,000 while 611 Bird Road was also new construction but located on a busy street and sold for $620,000. I would say that the typical new construction home in Coral Gables sells between $1,000,000 and $2,000,000. Below are some of the recent new construction home sales in Coral Gables.

Another Luxury Home Sold In Cocoplum

More news on luxury homes in Coral Gables. A home on Tahiti Beach (located within the gated community of Cocoplum) closed yesterday for a sales price of $7,500,000. The home offered 11,336 square feet of living space on a 29,395 square foot lot with 7 bedrooms and 7 baths. It had phenomenal bay views and 120 feet of water frontage. The home was listed by Toni Shrager of Avatar. This makes the second home to close on Tahiti Beach this year, and the 12th home in Cocoplum.

What Is The Most Expensive Home In Coral Gables?

The most expensive home for sale in Coral Gables is located, not surprisingly, in the gated community of Gables Estates. The asking price for this spectacular estate is $23,000,000 and offers 900 feet of water-front. The home also has a state of the art media room, an 800 bottle wine cellar, a gorgeous pool featuring an aqua bar, a private sandy beach plus much more. The home has been on the market since October of 2010. It is listed by Audrey Ross of EWM Realtors. Sold And Re-Sold In Coral Gables

I was taking a look at some of the new inventory in Coral Gables and noticed that quite a few of the homes had been purchased in the past few years and are now back on the market.
You will notice below that one of the homes is on the market for less than they originally paid for but otherwise they are asking a higher price. In my experience, if a buyer purchases a home and has to turn around and sell it a few years later they just want to get back the money they put into it. This means that they may ask for slightly more money to give them some negotiating room as well as try to cover some of the realtor’s expenses.
- 918 Malaga Avenue sold in March of 2008 for $875,000 and is now on the market for $725,000.
- 1522 Cecilia Avenue sold in April of 2009 for $725,000 and is now on the market for $729,000.
- 1213 Tangier Street sold in May of 2008 for $470,000 and is now on the market for $499,000.
- 200 Costsanera Road sold in August of 2010 for $3,300,000 and is now on the market now for $3,950,000.

Great New Listing On Ingraham Highway, Coral Gables

I had the chance to preview a great new listing on Ingraham Highway last week listed by my colleague Carole Smith here at EWM. The home sits on the border of Coconut Grove and Coral Gables. I was extremely impressed with the attention to detail and quality of this home. “Old Spanish Village” Development Sold In Coral Gables

The Old Spanish Village development which was located on the corner of 162 Palermo and Ponce in Coral Gables was to be comprised of luxury townhouses and mid-rise condominiums. It was going to be a very high end project with prices well over $1,000,000. I reported on this blog back in November that the project was on the market for sale. The South Florida Business Journal reported yesterday that it has been sold for $30.55 million to Agave Holdings LLC (who also own a project at 396 Alhambra). According to the SFBJ, the purchase price represents a 49% discount from the $60.1 million initial mortgage amount.
The 5.8 acre Old Spanish Village site is approved for mixed use development including residential and retail uses.

2 Recent Land Sales In Coral Gables

There have been two recent properties which sold for land value in Coral Gables. The first was located in the gated community of Gables Estates. This was a 2 acre non-waterfront lot and sold for $2,556,250 or $30.00 per square foot. Second, a lot at 1233 Alegriano Avenue (7,680 square feet) closed yesterday for a sales price of $270,000. The property sold for $35.00 per foot which is about on target considering the size and excellent location near the Riviera Golf Course.
There have now been a total of 7 land sales in Coral Gables so far in 2011. Last year, there were 10 pieces of land sold with the highest sale being a 2.5 acre waterfront lot in Gables Estates which sold for $10,650,000.

New Apartment Building Going Up On Ponce

In Coral Gables, on the corner of Le Jeune Road and Ponce de Leon Bouelvard (2 blocks from Merrick Park) a brand new apartment building complex is being built. The project is located at 4585 Ponce de Leon Boulevard and will be called “4585 Ponce”. It will have 1,2 and 3 bedrooms with rental prices running from $2.00 to $2.50 per square foot.
