Coral Gables Real Estate – 2009 In Review

Except for the fact that prices dropped by about $25.00 per square foot this year, Coral Gables real estate remained steady in 2009.

  • Total Number Of Homes Sold: 347 (331 in 2008)
  • Average Sales Price Per Square Foot: $284.00 ($309.00 in 2008)
  • Average Sales Price: $987,687 ($1,042,585 in 2008)
  • Sale Price to List Price Ratio: 90% (90% in 2008)

My predictions for 2010? I believe that prices will remain at their current level or fall slightly over the coming months which will help drive the activity levels up in the area.  I am confident in saying that the worst is over when it comes to sales volume.   Once we start to see more and more buyers who have a sense of urgency when it comes to finding a “deal” we will start to see home values tick upwards.

The Gables Trolley System is run by hybrid vehicles which travel up and down Ponce de Leon Boulevard in downtown Coral Gables.  The system services 5,000 people on a daily basis and frees up 750 parking spaces in downtown Coral Gables.

Living close to the trolley route offers residents the ability to navigate downtown Coral Gables without the frustration of traffic and parking.  There are several condominiums located along the trolley route including The Ponce Tower, Gables Park Tower, 1300 Ponce and Old Spanish Village.

There are currently 47 properties on the market in Cocoplum Estates, a gated community in Coral Gables.  The prices range from $1,200,000 for a 4 bedroom, 3 bath home all the way up to a $12,000,000 for a 38,000 square foot lot (125 foot of waterfront) that features 9,171 square feet of living area.

The lowest “price per square foot” in Cocoplum is currently the home located at 301 Costonera Road priced at $1,425,000 (PPSF is $306.00).  The average “list price per square foot” in Cocoplum is $663.00.
