There are currently two, yes two, $10,000,000 properties for sale in Coral Gables.

Coral Gables Waterfront Homes Average $3,000,000 In 2009

Waterfront in Coral Gables

About 10% of Dade County’s waterfront homes currently on the market are located in Coral Gables.  Prices range from $49,000,000 for a 20,000 square foot home in Gables Estates to a $658,000 foreclosure canal front property with no Bay access. 

The average list price right now for a waterfront home in Coral Gables is $5,000,000 ($770.00 per square foot).   Compare that to the average waterfront home sold in 2009 which is only $3,000,000 at ($523.00 per square foot).

    4 Closed Sales In Coral Gables So Far In 2010

    There have been 4 closed sales in Coral Gables so far in 2009, take a look.

    Alhambra Circle, Coral Gables

    The first house to close was located at 5201 Alhambra Circle.  This house was priced extremely well when it came on the market and was put under contract in less than a month.  The sellers got their full asking price of $1,199,000.  The home was 1993 construction, featured 5 bedrooms, 6 baths with 3,622 square feet of living space on a 10,500 square foot lot.  It sold for $331.00 per square foot.

    Obispo Avenue

    The second house was located at 1148 Obispo Avenue.  This is a 4 bedroom, 3 bath house with 3,444 square feet of living space on a 10,873 square foot lot.  The house was custom built and is located 2 blocks from the Granada Golf Course.  It sold for $795,000.  The home was on the market for less than 2 months, original list price was $795,000.

    The other 2 sales included:

    • 931 Placetas Avenue | 3 bedroom, 2 bath | 2,295 sq. ft. on a 8,111 square foot lot | List Price: $595,000 | Sale price: $550,000 ($239.00 per square foot).

    Looking back over the past year, you can see from the above chart that the number of homes for sale in Coral Gables has fallen significantly.  Falling inventory and rising sales are all indications of a market in recovery – alebeit a slow one.
