Cocoplum Market Review | How Did It Fare In 2013?
Today I wanted to review Cocoplum’s real estate market activity during in 2013. You may remember my recent post about the waterfront homes in Cocoplum. I explained that the waterfront properties had not bounced back from the downturn in the market as much as the non-waterfront homes in Cocoplum. However, when you take a look at the Cocoplum market as a whole, you will see that the community has made a solid recovery in 2013.
The average “sale price per square foot” is up to $500.00, and the average sale price rose to $2,980,780. There was not an increase in the number of homes sold, but that is likely due to lower inventory levels.
Homes in gated communities such as Cocoplum significantly higher than other homes in non-gated communities. The average “sale price per square foot” for all homes sold in Coral Gables during 2013 was $336.00, with an average sale price of $1,095,000.
