New Listing In The Platinum Triangle, Coral Gables

A new listing came on the market this week in the Platinum Triangle area of Coral Gables located at 710 Tibidabo Avenue.  For those of you who aren’t familiar with the Platinum Triangle you can read the post I wrote awhile back titled The Platinum Quadrangle.  This home offers 2,304 square feet of living space on a 9,400 square foot lot with 4 bedrooms and 3 baths.  It is completely turn-key ready with an updated kitchen and baths.  The home is listed for $869,000 by Teresita DeBlank.  For more photos of 710 Tibidabo click here.

The Platinum Quadrangle?

We had such a great response from our Golden Triangle post yesterday that we wanted to do a follow-up with The Platinum Triangle of Coral Gables.  Keep in mind that these designations are not clear cut on any map but rather a word of mouth type label.  You could ask 25 realtors what the exact boundaries are, and you may get 25 different responses.  But we do know that the general area of The Platinum Triangle is bordered by Sunset Drive on the north, Davis Road to the south, Erwin Road to the west and Old Cutler Drive to the east.   Not exactly a triangle, but the “Platinum Quadrangle” doesn’t have the same ring to it.

Does the Platinum Triangle garner the same prestige as The Golden Triangle? Not according to my estimates.  While there is some increase in value for these homes it does not compare to the increase in value seen in The Golden Triangle. 

There are currently 7 homes for sale in the Platinum Triangle with an average asking price per square foot of $352.00.  To view homes for sale in The Platinum Triangle click here.  There have been 6 closed sales (see map above) this year at an average sale price per square foot of $286.00.  The average days on the market for homes sold in 2010 in The Platinum Triangle is 90 days (the average in the Golden Triangle was 45 days).

Platinum Triangle Prices Start At $589,000

The Platinum Triangle is a very desireable location in Coral Gables.  Believe it or not, the prices in the Platinum Triangle start at $589,000.   Most of the homes in this area were built in the 1950’s and updated, but there are a few new construction homes that have come on the market as well.  Check out a few properties currently for sale in The Platinum Triangle.
