The Biltmore Hotel And Coral Gables Real Estate

After a hectic week of negotiations, closings, new listings and property showings, I managed to sneak in a few hours yesterday for a round of golf at The Biltmore.   The Biltmore is my favorite course in Coral Gables and to me, it perfectly captures the essence and beauty of the city.

Here are a few things you may not know about The Biltmore Hotel:

  • Built in 1926 by John McEntee Bowman and George Merrick
  • It was designated a National Historic Landmark in 1996
  • The hotel served as a hospital during WWII and as a campus of University of Miami’s Medical School until 1968
  • Some believe the hotel to be haunted by the spirit of Thomas Walsh
  • In its heyday, The Biltmore hosted the Duke and Duchess of Windsor, Ginger Rogers, Judy Garland, Bing Crosby, Al Capone along with many Roosevelts and Vanderbilts.

As far as real estate goes, homes that surround The Biltmore Hotel tend to garner higher values due to their proximity to this Coral Gables landmark.  For example, I frequently write about “The Golden Triangle” which is located to the east of The Biltmore.  It is a very desirable location in Coral Gables and we tend to see properties here sell faster and for higher price/sq. ft. numbers than similar homes in nearby neighborhoods.  Also, whenever The Biltmore is visible from a home it is considered a bonus and something that Realtors certainly highlight in their presentation of the property.

I post about The Golden Triangle quite a bit here on the www.CoralGablesRealEstateVault.com.  It is a prime location in Coral Gables situated just east of The Biltmore Hotel and Golf Course.  Typically homes in this area garner a slightly higher price and are placed under contract quickly.

This week the home at 3618 Palmarito Street in The Golden Triangle closed for a sales price of $700,000.  It was a 4 bedroom, 4 bath home with 2,365 square feet of living area on a 12,500 square foot lot.  Listing agent was Ashley Cusack of EWM.

Historic Coral Gables Home Sells For $840,000

Updated, Old Spanish homes have a broad appeal to buyers in Coral Gables.  I wrote about this one located at 908 Andres Avenue when it hit the market a few months ago (Read Here).  Once the sellers reduced the price from $965,000 to $895,000 they got an offer quickly and placed the home officially under contract.  The home was situated in the prestigious “Golden Triangle” area of Coral Gables and had a new pool, impact doors and windows, new kitchen and fireplace.  All of these variables helped the home garner $339.00 per square foot which is well above the average for non-waterfront homes in Coral Gables.  The home was listed by Laura Mullaney of Coldwell Banker.

The Golden Triangle is an area of Coral Gables that is highly desirable due to its proximity to The Biltmore Golf Course.  You typically find two types of homes in this neighborhood, either Old Spanish or ranch style.  Right now prices range from $809,000 to $1,675,000.  Homes tend to garner a slightly higher value here compared to other similar homes just outside the boundaries.

Golden Triangle Homes Sell 3 Times Faster Than Other Gables Homes

The Golden Triangle is located just east of The Biltmore Hotel and Golf Course.  It is an extremely desirable area of Coral Gables and the homes in this neighborhood tend to sell at a premium.  This year there have been roughly 9 sales in the Golden Triangle and there are currently 14 on the market (see map above).   To let you know just how alluring the Golden Triangle is for buyers take a look at this statistic: Homes in the Golden Triangle sell in an average of 45 days whereas homes in the rest of Coral Gables sell in an average of 149 days!
