Inventory Levels Extremely Low In Coral Gables

Today we had our office Thanksgiving party and of course the topic of conversation was…..real estate! The President of EWM Ron Shuffield was here and we were discussing the lack of inventory on the market. A few years ago we had so many homes for sale that realtors were scrambling for buyers but now the scenario has flipped and realtors need listings to sell. Typically we see a surge of homes come on the market in October/November and then again in January but so far this year we haven’t had a new wave of inventory hit the MLS.
It will be interesting to watch what happens over the next couple of months. Keep your fingers crossed that the lack of inventory doesn’t stall the market going forward.

Chasing The Market For 4 Years!

The house at 4820 Orduna Drive has been on and off the market over the past 4 years. The home was initially priced at $1,900,000 in 2007 and by the end the price had been lowered to $940,000. This week the house closed for $895,000. (over 50% off their original asking price). The home offered 5 bedrooms, 4 baths with 5,043 square feet of living space on a 25,000 square foot lot. The home was located in a very desirable location near the Riviera Country Club.

Pending Home Sales In Coral Gables

Looking at pending home sales gives you a better indication of where the market is headed. Nationwide pending sales are steady, if you take a look at the first chart below you can see that the momentum of pending sales continued throughout the summer which sets us up for a great finish to 2011 as well as a good start to 2012.
Locally here in Coral Gables we are seeing the same trend. The red line in the second chart shows pending sale history in Coral Gables. You will notice a bump during May and June of this year which were the highest pending sale figures we have experienced in more than 4 years. As a whole the pending sales are stable which is a great sign for real estate in Coral Gables.
On a sidenote you can also see how low the inventory has fallen in the Gables which is indicated by the light green bars. The combination of lower inventory and higher demand contributes to a healthy market.

Flip Comes On The Market In Coral Gables

After 50+ Showings 5830 Leonardo Street Sells! (Coral Gables, 33146)

My listing located at 5830 Leonardo Street (Coral Gables 33146) closed today for a sale price of $640,000. This makes the second single family home sale this month in Coral Gables. We had more than 50 showings of the property during the two months that it was on the market. Once we made the price reduction of $30,000 to $695,000 we saw a dramatic increase in activity. The price change put the home just under the $700,000 mark which showed buyers that we were realistic with the true value of the home. In my opinion, both sides of the trasactions got a fair price for the home.

I read a great article on the KCM Blog this morning, below is a short recap. All sellers and potential sellers should take it to heart.
Dear Real Estate Gods…
“Grant me the serenity to accept the things I cannot change; courage to change the things I can; and wisdom to know the difference.”
1. Accept the things you cannot change
The two main reasons that the housing market has slowed is:
(1) the current unemployment situation
(2) what unemployment and a struggling economy has done to consumer confidence
As an individual homeowner there is no way for you to impact either of those two situations.
2. Have the courage to change the things I can
There are plenty of buyers in the market for a home they consider priced correctly. You have to decide what the correct price is for your home if you truly want to sell. If you want your house sold you must list it at a price a buyer will pay for it. Not a buyer from 2006 but today’s buyer who has plenty of homes from which to choose.
It will take courage to sit with a real estate professional and honestly decipher the true value of your home. If you want to sell, you must have that courage.
3. The wisdom to know the difference
We all realize that the economic situation will take some time to correct. If we want to wait for prices to return to 2006 levels, we will probably have to wait for 5-7 years.
Look at the reason you decided to sell in the first place and decide whether the extra money you would get from the sale is worth that wait. Is money more important than being with family? Is money more important than your health? Is money more important than having the freedom to go on with your life the way you think you should?
This is where your wisdom must kick in. You already know the answers to the questions we just asked. You have the power to take back control of the situation by pricing your home to guarantee it sells. The time has come for you and your family to move on and start living the life you desire. That is what is truly important.

Haves and Wants In Coral Gables!

There are certain segments of the Coral Gables real estate market that are low on inventory. I have several clients that have looked at everything on the market but cannot find the perfect home. So today’s post is an experiment. I thought that I would use my blog today as a posting board for the haves and the wants of Coral Gables real estate.
If you are interested in selling your home (your home cannot be currently listed for sale) send me your home’s details and specifications (along with the general location of your home). A “have” should look like this: I have a home in the north Gables, 3/2, 2,500 square feet on a 10,000 square foot lot with pool and 2 car garage and would be interested in selling.
If you are a buyer who has exhausted what is already on the market out there and are still looking for the right home send over your criteria. Your “want” should look like this: I am looking for a new construction home in the $1,000,000 to $2,000,000 range, central Gables, must have a 2 car garage.
Next week I will put up a post with everyone’s “haves” and “wants” in Coral Gables (any and all names and any personal information will NOT be included). Do not put information in the comment section below. Instead send the details to me here with the subject being “Have In Coral Gables” or “Want In Coral Gables”. I do not need your phone number just an email address so that I can contact you if there is match! This is sort of like online dating, only real estate style. I do love my job but I don’t work for free. If I were to find a match down the road I would require a standard listing agreement by the seller to be signed (buyers as always do not pay a commission).
