Lowest Priced Waterfront Home In Coral Gables?

There are currently 112 waterfront homes on the market in Coral Gables.  If you follow this blog, you know that waterfront in Coral Gables can mean a variety of things including canal front, bay front and lagoon/lake front.  The most expensive of course being bay front and the least expensive being canal front with no ocean access (i.e. fixed bridges to the bay).

The lowest priced waterfront home in Coral Gabless is located at 1460 Tagus Avenue in Gables By The Sea (view photos and information here).  It does not have access to the ocean by boat, but it does have nice views of the canal and Chapman Field Park on the other side.  It has been updated with a new roof, large patio and pool, new kitchen and foyer entrance.  The home is listed by Abitare International Realty for $798,000.

There have been 43 waterfront homes to sell this year in Coral Gables at an average price of $2,900,000 (sale price per square foot of $477.00).

Cocoplum – 5 Sales In 30 Days!

The market in Cocoplum has been busy with 5 homes sold in the past 30 days.   Taking a look at the numbers, it brings the total closed sales in Cocoplum to 15 this year. 

Below is a breakdown of these recent sales.  You will notice that one home sold for 16% off the list price which just goes to show you how unpredictable our market is right now.

3 Different Types of Waterfront Homes Available In Coral Gables

When you hear the word ”waterfront” the first thing that most people think of are sweeping views of Biscayne Bay.  But in fact, Coral Gables offers three different types of waterfront homes: Bay Front, Canal Front and Lagoon Front.  Surprisingly of the 35 waterfront homes that have closed this year only 5 had views of Biscayne Bay. 

Coral Gables – Bay Front Homes

Aside from the homes located on North/South Prospect, East Sunrise Avenue and Sunrise Drive, most of the bay view properties in Coral Gables are located in gated communities such as Cocoplum and Gables Estates.  To view a list of homes that have views of Biscayne Bay, please click here.

Cocoplum’s Waterways – Mangrove Trees and Manatees

Over the Memorial Day weekend I took some friends out on the boat for some swimming and sightseeing.  Being a realtor, one of my favorite things to do is to tour the Coral Gables waterways and see the homes from a different perspective.   Yesterday we decided to hit the ”back-country” of Cocoplum.  While the homes on Tahiti Beach have direct Bay views and are obviously more prestigious, the homes that are located on the canals have a serenity and peacefulness about them that is hard to find in Miami.  These homes offer views of the lush mangrove trees, a bit of Florida wildlife, and the serene waters you see in the photo above.  Although we didn’t happen to see any this trip, it is not uncommon to see the whiskers of a manatee poking his head up for a breath of fresh air, or a great Egret perched in one of the mangroves.

Out And About For Coral Gables “Broker’s Open Houses”

Wednesdays are great because brokers across South Florida hold their listings open for other agents.  It is a great opportunity for me to preview homes for my current buyers.  After visiting roughly 10 Broker’s Open houses yesterday the shining star was the house located at 5850 Riviera Drive.  This is a great waterfront home for a great price.  The house features 5 bedrooms and 6 baths with 5,646 square feet of living space on an 18,750 square foot lot.  The home has 2 boat slips (100 feet of water frontage), 2 car carport, 2 car garage and large living and entertaining spaces.   The owner of the home is an artist and has done some great things to it, I agree with the listing agent, the house has great karma!  Priced at $2,550,000, the home was recently reduced from $2,650,000.  Broker is EWM.

Coral Gables Waterfront Homes – Market Update

There are about 100 waterfront homes currently on the market in Coral Gables.  We are averaging between 3.5 closed waterfront homes in Coral Gables a month.  If you take a look back at the sales during 2008 and 2009 (see chart below), you will see that the average list price of waterfront homes has remained fairly steady ranging from $4,000,000 to $5,000,000, while the sales have been much lower with a range of $1,420,000 to $6,250,000.   Take a look at all waterfront properties in Coral Gables by clicking here.

Which $10,000,000 home is right for you?

There are currently two, yes two, $10,000,000 properties for sale in Coral Gables.

Solano Prado, Coral Gables

The first just came on the market this week, located in the gated community of Old Cutler Bay.  It is a direct waterfront Mediterranean estate designed by Ramon Pacheco with an infinity edge pool overlooking Biscayne Bay with deep water dockage.  It features 7 bedrooms, 7 baths 12,439 square feet of living space on a 31,130 square foot lot.   For more information and photos click here.

There was only 1 sale over $10,000,000 last year in Coral Gables and it was located in Gables Estates and sold for $12,900,000.  This was a 8,405 square foot home 4+ acre estate with 205 feet of waterfront.

Coral Gables Waterfront Homes Average $3,000,000 In 2009

About 10% of Dade County’s waterfront homes currently on the market are located in Coral Gables.  Prices range from $49,000,000 for a 20,000 square foot home in Gables Estates to a $658,000 foreclosure canal front property with no Bay access. 

The average list price right now for a waterfront home in Coral Gables is $5,000,000 ($770.00 per square foot).   Compare that to the average waterfront home sold in 2009 which is only $3,000,000 at ($523.00 per square foot).
