5 Acre Estate In Journey’s End Goes Under Contract – List Price: $9,555,000

This beautiful property in the gated community of Journey’s End has just been placed under contract.   9555 Old Cutler Lane is the original Arthur Vining Davis estate and was listed for sale at $9,555,000.   The home was waterfront with no bridges to the bay and offered 10,900 square feet of living space with 8 bedrooms and 9 baths on a 5 acre estate.  It needed  extensive renovation on the interior.  The home was on the market for just 9 months prior to going under contract.   Listed by Avatar.

This makes the second ultra-luxury home to go under contract this year in Coral Gables.  The home at 180 Arvida Parkway in Gables Estates was listed for $23,000,000 and went pending on January 3, 3012.

Stand Out Home In Cocoplum, Coral Gables

On Sunday morning I took some clients out to see waterfront property in Cocoplum.  One home that really stood out from the rest was 330 Dolias Court.  Perfectly renovated in 2009, the home offers a slight contemporary feel with very open and bright spaces.  It also sits on a very wide part of the canal which gives you lots of privacy.   For those who have a large boat, Cocoplum has the largest inventory of waterfront homes with no bridges to the Bay.  To view more photos and information of 330 Dolias click here.  The list price is $4,745,000 by Shelton and Stewart.

Record $15,835,000 Sale In Gables Estates, Coral Gables

This week the home located at 181 Leucadendra Drive in  the prestigious gated community of Gables Estates closed for a sales price of $15,835,000.  This is the highest sale on record in Coral Gables.  The home sat on a lagoon in Gables Estates and offered 7 bedrooms, 7 baths with 14,946 square feet of living space on a 48,274 square foot lot with 270 feet of water frontage.   The home sold for $1,059 per square foot.  The listing agent was Audrey Ross of EWM.

High Turnover Between 72nd and Hardee Road

The area of Coral Gables that is located south of Hardee Road and north of 72nd Street experienced quite a bit of turnover in 2011.  There were 30 homes sold (see red pins on map below) with the average sale coming in at $1,000,000.   It is a prime location due to its proximity to South Miami as well as downtown Coral Gables and Coconut Grove.  I also know buyers who really like this neighborhood because it is just steps away from the highly desirable Sunset Elementary School.

Sunrise Harbour In Coral Gables – Unknown Pocket Of Luxury Homes

Many people aren’t familiar with the waterfront area of Coral Gables known as Sunrise Harbour.   It is located east of US1 and north of Cocoplum.  As you can see, the properties sit on little “fingers” of land that extend into the Gables Waterway allowing for quick access to Biscayne Bay.  This year there have been 7 $2,000,000+ properties sold in Sunrise Harbour.   The homes traded for a median of $2,200,000 or $503.00 per square foot.  In my opinion, the area is slightly less pretentious than some of the other waterfront communities in Coral Gables.

Home In Cocoplum Sells $1,400,000 Off List Price

The home located at 325 Cocoplum Road recently closed for a sales price of $5,500,000 which is $1,400,000 off the list price.  This home which was located in the gated community of Cocoplum had been on the market since August of 2009 with an original asking price of $12,000,000.  The sellers made several price reductions over the years but were always chasing the market.  When they made their final price reduction of $7,450,000 to $6,900,000 they quickly went under contract.  The elegant Old Spanish home offered 125 feet of water frontage.  Listing agent was One Sotheby’s.

Waterfront Homes In Coral Gables

Waterfront homes make up a significant part of the Coral Gables real estate market.  There have been 50 waterfront sales so far this year and there are currently 90 on the market.  They have sold on average for $449.00 per square foot but you really have to take each home’s unique waterfront location into consideration when placing a value on an individual property.  For instance, a waterfront home in Gables Estates and a waterfront home on Riviera Drive are two entirely different animals.

Cocoplum Real Estate Update: 2 Waterfront Sales Under $2,500,000

Prior to this summer there had not been a single recorded waterfront sale in Cocoplum under $2,500,000.  However in June of this year the canal-front home located at 194 Caoba Court  closed for $2,225,000 and just this past week the canal-front home located at 184 Paloma Drive closed for $2,300,000.   You do have to take into consideration the condition, year and size of these properties but even if you account for those things a sale under $2,500,000 for a waterfront home in Cocoplum is pretty remarkable.

This is just more evidence that buyers are getting some great deals on waterfront properties .   In 2010 there were 27 waterfront homes sold under $2,500,000 in Coral Gables and this year there have already been 30 sold (plus 5 that are pending).
