4415 Ingraham Highway In Coral Gables Sells

I wanted to keep you informed about the house I wrote about at 4415 Ingraham Highway which went under contract in a matter of days back in July. It closed yesterday for a very good sales price of $1,475,000, or $316.00 per square foot. As I mentioned before, the home was well done with nice finishes. Gated Communities In Coral Gables

Homes in gated communities certainly garner a higher value than homes in non-gated communities. The average home in a gated community in Coral Gables is listed for roughly $5,957,000 while the median home is running at about a $4,424,000 list price. Taking a look at the closed sales this year in the gated communities of Coral Gables, there have been approximately 36 homes sold selling at an average of $2,500,000 and a median of $2,000,000. You can see that the demand isn’t quite in line with the supply. By far, the $2,000,000 to $3,000,000 price point sees much more activity in the gated communities.

Waterfront Land In Coral Gables

The market for waterfront land has been sluggish over the past few years in Coral Gables. Although builders are snapping up dry vacant lots, the numbers don’t often make sense on waterfront lots for investment purposes. Most of the time it takes an end user to buy a piece of waterfront land. That being said, there have been 3 waterfront lots sold this year in Coral Gables.
First, was 2.6 acres on a lake in the gated community of Snapper Creek Lakes. The lot sold for $4,300,000 or $37.00 per square foot. The second was 13,680 square foot lot on a canal, located on Riviera Drive. This lot was a short sale and sold for $875,000 or $63.00 per square foot. The third lot closed just last week on a canal in Cocoplum for $2,000,000 or $89.00 per square foot.

Who Dominates The Coral Gables Real Estate Market?

As you know I am a numbers guy and I track and analyze the active, pending and closed sales in the Gables every day. But I also like to keep an eye on our competition’s numbers. After running a quick search on the MLS, I am proud to say that EWM continues to dominate the single family market in Coral Gables.

Big Price Reduction On Hammock Lake Drive, Coral Gables

The house located at 5101 Hammock Lake Drive (a future gated community) was taken off the MLS back in March of 2011 at a list price of $3,500,000. What Lies Ahead For Real Estate In Coral Gables?

What a year it has been for the real estate market in Coral Gables. As the 3rd quarter comes to an end we have seen values in Coral Gables remain extremely stable and we have experienced an increase in the number of sales. The luxury market in Coral Gables has taken off with 94 homes sold over $1,000,000 so far in 2011, compared to just 74 at the same time last year. There have been 240 closed sales priced under $1,000,000 this year compared to 215 at the same time last year.
Take a look at the below charts that I created showing the distribution of homes sold in Coral Gables this year compared to 2009 and 2010. Click on each graph to view in better detail.
With a strong start to 2011, I believe that we will end the year with a historical number of properties sold in Coral Gables. Buyers are certainly getting off the fence and want to take advantage of the opportunities out there.

The above area in the Sunrise subdivision of Coral Gables is a very small neighborhood consisting mostly of canalfront and waterfront properties. Over the past month there have been 5 homes to go under contract here which is a lot of activity in just a few block radius. Take a look at the listing prices of these homes, they are all over $1,000,000. This is just another indication that the high end market is strong right now in Coral Gables. The list price on the home is $10,500,000 and it offered 6 bedrooms, 7 baths with 10,308 square feet of living space on a 28,725 square foot lot with no bridges to the Bay.
