Townhouses For Sale In Coral Gables

The townhouse market in Coral Gables is divided into the luxury villa category and the more standard, typical townhouse category.   First, we have the luxury villas.  Prices here tend to start fairly high and include Bermuda Village (prices right now start at $925,000), Venetian Village (prices start at $1,675,000) and Campo Sano (prices start right now at $1,350,000).   If you aren’t looking in the above communities, price points significantly drop and you can find townhouses in the $300,000 to $750,000 range.   Click to view a list of all townhouses currently for sale in Coral Gables. 

The townhouse/villa market has been very slow this year with no sales so far in 2011.  In 2010 there were only 2 sales, the first was in Campo Sano and closed for $840,000 and the second was on Coral Way and closed for $447,500.

What Is Selling In Cocoplum, Coral Gables?

There have been 3 sales in Cocoplum so far this year.  All 3 were non-waterfront properties and sold for $3,200,000 and below.   Check out the property on Tahiti Beach, the sellers started at a list price of $5,950,000 when they came on the market back in 2007 and reduced it over time to a list price of $3,900,000.  It sold for a final sales price $3,200,000.

This Snapper Creek Lakes home was on the market for just a matter of weeks before it went under contract.  This is great news for the sellers considering that homes in Snapper Creek Lakes take on average 250 days to sell (Source: SEF MLS as of January 18th, 12 Months Back).  How did they do it?  They had a home in perfect condition that was priced right.   Congratulations to Nicolas Boucher, my friend and colleague here at EWM who was the listing agent for the property.

What’s For Sale In Snapper Creek Lakes?

When you enter Snapper Creek Lakes you feel as if you are in another world.  It is certainly the furthest thing from the crowded McMansions that you see in many other South Florida neighborhoods.  The lot sizes are large (averaging 50,000 square feet) and the homes are sprawling (all the way up to 15,000 square feet).  There have been 9 homes sold in this gated community in 2010.  3 of these were lake or lagoon front which sold at an average of $2,730,000 or $418.00 per foot.  The other 6 which were not located on the water sold at an average of $2,194,000 or $398.00 per foot.

Currently in Snapper Creek Lakes there are 12 homes for sale.  6 of these homes are located on lakes or lagoons while the other 6 are non-waterfront.  Prices range from $1,625,000 all the way up to $10,999,000.   The home with the lowest “price per square foot” on the market in Snapper Creek Lakes is located at 10800 Old Cutler Road.  They are asking $1,850,000 or $298.00 per sq. ft.  When you take a look at the average price per square foot in Snapper Creek Lakes ($400 per sq. ft.) you can see that this one is offered at quite a discount.  To view pictures and information on the homes currently for sale in Snapper Creek Lakes click here.

Deering Bay Estate Homes – Starting At $1,495,000

Sometimes by heading outside your search area a little bit you may find a home that perfectly suits your needs.  Deering Bay is further south than other Coral Gables communities however their estate homes are worth viewing if you haven’t been able to find new construction in the $1,500,000 to $2,500,000 range elsewhere.   The estate homes in Deering Bay have great amentities such as a manned 24 hour guard gate, beach access, golf and bay views, tennis courts, Arnold Palmer golf course, fitness center, dock spaces plus much more.  There are maintenance fees that apply.  To view a list of single family homes in Deering Bay Estates please click here.

President Obama Visits Gables Estates

President Obama visited Alonzo Mourning’s house (photo above) last night in Gables Estates for a fundraising event   If you were out on the roads yesterday you probably got stuck in some the traffic closures.   

Mourning purchased the property in November of 2005 for $12,700,000 and he recently placed it on the market for $14,500,000.   His home features over 13,000 square feet of living space on a 35,000 square foot lot with 8 bedrooms, 8 baths and breathtaking views of Biscayne Bay.   The home is listed by Coldwell Banker.

The market in Cocoplum has been busy with 5 homes sold in the past 30 days.   Taking a look at the numbers, it brings the total closed sales in Cocoplum to 15 this year. 

Below is a breakdown of these recent sales.  You will notice that one home sold for 16% off the list price which just goes to show you how unpredictable our market is right now.

“Gables Estates” Market Has Been Slow

Gables Estates continues to be one of the premium gated communities in Coral Gables.  But with no sales in 2010 their market has certainly slowed down (they had 7 sales in 2009). 

This lack of sales is not indicative of the rest of the ultra-luxury market in Coral Gables.   Below is a breakdown of the ultra-luxury sales in Coral Gables (they occurred in Snapper Creek Lakes, Journey’s End, Cocoplum and Old Cutler Bay):

  • $3,000,000 – $4,000,000: 10 homes sold in 2010
  • $4,000,000 – $5,000,000: 2 homes sold in 2010
  • $5,000,000+: 4 homes sold in 2010

Another Closed Sale In Cocoplum: 9 Total This Year

The home located at 151 Paloma Drive in Cocoplum’s southern end closed earlier this month for $1,812,500.  The house was a gorgeous 2 story, 6 bedroom, 5 bath, non-waterfront home on a 16,047 square foot lot.  It sold for $367 a foot.  The home was on the market for only 10 days once they reduced the price from $2,400,000 to $2,175,000.  

This brings the total closed sales in Cocoplum this year to 9.  The average price per square foot of non-waterfront homes in Cocoplum is running about $358 a foot.
