There are currently 47 properties on the market in Cocoplum Estates, a gated community in Coral Gables.  The prices range from $1,200,000 for a 4 bedroom, 3 bath home all the way up to a $12,000,000 for a 38,000 square foot lot (125 foot of waterfront) that features 9,171 square feet of living area.

The lowest “price per square foot” in Cocoplum is currently the home located at 301 Costonera Road priced at $1,425,000 (PPSF is $306.00).  The average “list price per square foot” in Cocoplum is $663.00. 

Cocoplum Estates 2009 Year In Review

There were 13 homes sold in Cocoplum Estates in 2009.  The average “sale price per square foot” was $467.00.  Interesting that the average Sale Price to List Price ratio is 80% – that means that sellers on average were giving a 20% discount off of their asking price.

There is only 1 recorded sale within the gates of Journey’s End and it closed this year for a price of $5,300,000.    It was a 12,328 square foot house on 2 acres of land with 7 bedrooms and 6.5 baths.   This house closed for $429.00 per square foot.  The house that is currently on the market in Journeys End (9485 Old Cutler Lane) is asking $719.00 per square foot.
