Homes in gated communities certainly garner a higher value than homes in non-gated communities.  The average home in a gated community in Coral Gables is listed for roughly $5,957,000 while the median home is running at about a $4,424,000 list price.  Taking a look at the closed sales this year in the gated communities of Coral Gables, there have been approximately 36 homes sold selling at an average of $2,500,000 and a median of $2,000,000.    You can see that the demand isn’t quite in line with the supply.  By far, the $2,000,000 to $3,000,000 price point sees much more activity in the gated communities.

Live On The Water In “Gables By The Sea” For $799,000

A nice canal front home came on the market this week in Gables By The Sea priced for just $799,000.   Although it seems like an absolute steal to get a waterfront home in the Gables for under $1,000,000, the catch to this property is that there is no access to the Bay.  This house would be great for somebody who loves having a water view but doesn’t have a boat.   The home offers 2,582 square feet of living area on a 12,000 square foot lot with 3 bedrooms, 2.5 baths.   To view more photos of this property click here.

Highest Sale Price In Coral Gables So Far In 2011!

I wrote last week about the home listed for $10,500,000 in Old Cutler Bay that was placed under contract.  The home just came across the MLS as a closed sale and as predicted it garnered the highest sale price we have seen all year in Coral Gables.  The home sold for $9,000,000 beating out the sale on Tahiti Beach that occured for $7,500,000 back in June.   Below is a breakdown of sold luxury homes in Coral Gables in 2011:

  • $1,000,000 – $2,999,999: 78 Sales
  • $3,000,000 – $4,999,999: 9 Sales
  • $5,000,000 – $9,000,000: 5 Sales

Third Sale Of The Year In Gables Estates

The above property located at 2 Leucadendra Drive in Gables Estates sold recently for a sales price of $5,150,000 or $972.00 per square foot.  This home was on the market for land value or as a renovation project.  As you can see the home offered quite a bit of water frontage and was located on a quiet cul-de-sac.   This makes the third sale in Gables Estates all year. 

The other two sales were  225 Leucadendra Drive which sold for $4,750,000 or $666.00 per square foot, and the second occurred on 8950 Arvida Drive which was a two acre, non-waterfront lot which sold for $2,556,250 or $30.00 per square foot of land.

There is a $60,000 membership fee for entrance into the Gables Estates Homeowners Assocation.

2011 Coral Gables: Not The Leading City For Highest Sale

For more than 5 years the city of Coral Gables has been home to the highest sale south of Downtown Miami.   With sales like 14 Tahiti Beach Drive which closed in 2008 for $14,000,000 or 158 South Prospect Drive closing in 2010 for $14,100,000 it has been hard for any other community to top them.  However, so far this year in Coral Gables the highest sale was for $7,500,000 on Tahiti Beach allowing the community of Coconut Grove to far surpass this figure with a $13,419,495 sale on Curtis Lane. 

There are certainly enough $10,000,000+ properties on the market right now in the Gables, it will be interesting to see if they can pull through and keep their record of selling the highest priced home south of Downtown Miami.

Snapper Creek Lakes, Coral Gables Real Estate Market Update

The real estate market in Snapper Creek Lakes has been very active this year with 5 closed sales since January 1st of 2011.   The average home is selling for approximately $2,000,000 in this gated community.  To scroll through homes sold in Snapper Creek Lakes click here.

Another Luxury Home Sold In Cocoplum

More news on luxury homes in Coral Gables.  A home on Tahiti Beach (located within the gated community of Cocoplum) closed yesterday for a sales price of $7,500,000.  The home offered 11,336 square feet of living space on a 29,395 square foot lot with 7 bedrooms and 7 baths.  It had phenomenal bay views and 120 feet of water frontage.   The home was listed by Toni Shrager of Avatar.  This makes the second home to close on Tahiti Beach this year, and the 12th home in Cocoplum.

2 Recent Land Sales In Coral Gables

There have been two recent properties which sold for land value in Coral Gables.  The first was located in the gated community of Gables Estates. This was a 2 acre non-waterfront lot and sold for $2,556,250 or $30.00 per square foot.   Second, a lot at 1233 Alegriano Avenue (7,680 square feet) closed yesterday for a sales price of $270,000.  The property sold for $35.00 per foot which is about on target considering the size and excellent location near the Riviera Golf Course. 

There have now been a total of 7 land sales in Coral Gables so far in 2011.  Last year, there were 10 pieces of land sold with the highest sale being a 2.5 acre waterfront lot in Gables Estates which sold for $10,650,000.
