First Sale In Gables Estates For 2013, It’s A Big One!
The prestigious gated community of Gables Estates had a record year during 2012 with a total sales volume of $129,770,000 (comprised of just 13 home sales).
However 2013 was turning out to be a much slower year for Gables Estates with zero sales to report during the first quarter. Luckily 400 Arvida Parkway closed in early April giving them their first sale of the year. The property offered direct bay views with 13,668 square feet of living space on a 41,382 square foot lot and sold for $11,500,000. Listing agents were Toni Shrager and Saddy Delgado of Avatar.
There are currently 3 pending sales in the community which could add an additional $20,000,000 to Gables Estates’ total volume for 2013. I will keep you posted with any new sales!

Gables Estates – Best Performer In 2012
I hereby award Gables Estates “All Around Best Performer” for Coral Gables real estate in 2012. Gables Estates had the highest volume (compared to other gated communities in Coral Gables), recorded the highest sale price ($16,750,000) and the highest sale price per square foot ($2,242 psf) in Coral Gables during 2012.
Being Coral Gables’ most prestigious gated community, these figures may not be surprising to some of you. However Gables Estates does not always have the highest sale for the year or even the most volume for a gated community in Coral Gables.
For some unexplained reason, the community had an incredible amount of turnover during 2012 on their ultra-luxury waterfront homes. The chart above tracks Gables Estates over the past 3 years.

Alonzo Mourning Sells Gables Estates Home, Buys In Pinecrest
Back in 2005, former Miami Heat basketball star Alonzo Mourning purchased his house in Gables Estates for a cool $12,750,000. Earlier this month he sold it for $11,350,000. You can read about the sale of his Gables Estates home here. Although he was looking for homes in several areas of Miami (including Coconut Grove and Coral Gables) Alonzo and his wife decided on a beautiful home in Pinecrest. The new property is located at 6342 SW 109 Street and offers 6 bedrooms, 8.5 baths with 9,863 square feet of living space on a 38,768 square foot lot. Listing broker for both properties was Engel and Voelkers.

It’s hard to keep up with all of the ultra-luxury sales lately in Gables Estates, but I like to keep my readers posted on them because I think they are a great indication of the health of the market. 33 Arvida Parkway in Gables Estates just closed for $11,350,000. The home offered unobstructed bay views with 13,086 square feet of living space on a 35,389 square foot lot. Listed by Engel and Voelkers.
This brings the total volume for 2012 in Gables Estates to $109,870,000, a record year for this gated community. The homes are selling at an average of $910.00 per square foot and sellers are getting roughly 85% of their list price.

Another Sale In Gables Estates! Total Volume Up To $98,520,000
The home located at 550 Arvida Parkway in Gables Estates traded recently for a sale price of $8,175,000. It offered 5 bedrooms, 5 baths on a 44,431 square foot lot and was listed by Judy Zeder of EWM.
If you read my blog you know that Gables Estates is having a record breaking year with more than triple the volume they experienced in 2011. In 2012 there have been 10 homes sold with a combined volume of $98,520,000. Gables Estates makes up 21% of the total volume sold in Coral Gables this year! Miami Heat Player Juwan Howard Sells Gables Estates Home
Reports came out this week that Miami Heat player Juwan Howard sold his Gables Estates home for well over $10,000,000. As of today, the sale has not been recorded on the tax records or MLS, so the exact price is unknown. Howard purchased the home in 2005 for $11,775,000 and it had been on the market for nearly 6 years. The home was located at 8525 Old Cutler Road and 7,077 square feet of living space on a 152,932 square foot waterfront lot.

Another Big Sale In Gables Estates!
It appears that ultra-luxury buyers are here to stay! Another $10,000,000+ home just closed in Gables Estates last week bringing the grand total sales in this prestigious gated community to $90,345,000. 650 Casuarina Concourse closed for $10,500,000, the home offered 2 lagoon front acres, 8 bedrooms, 6 baths with 13,853 square feet of living space. 650 Casuarina was listed by Helen Nicastri of Coldwell Banker.
Coral Gables currently has a total sales volume of $325,556,772 in 2012. Therefore, Gables Estates comprises 27% of the total volume. That is pretty incredible considering that there have been just 9 sales in Gables Estates this year.

Gables Estates Real Estate Market Is Hot In 2012!!
I report the real estate news as it happens and over the past few months many of my posts have centered around the real estate market in Gables Estates. This week, the home at 485 Leucadendra Drive in Gables Estates closed for a sales price of $11,000,000 (I wrote about this home when it hit the market late last year). The home was listed by Toni Shrager of Avatar. This makes the 8th sale in the prestigious gated community so far this year with a total volume sold figure equalling $79,845,000. To give you some perspective on this figure, last year there were just 3 single family home sales in Gables Estates with a total volume of $15,730,900.
