Gables Estates, New Listing Hits The Market

In keeping with my previous posts regarding the high activity in Gables Estates, this week another home came on the market in the prestigious gated community. Located at 9175 Arvida Parkway, the home sits on a very private section of the canal with 44,000 square feet of land and no bridges to the Bay. Listed for $5,890,000 by Ashley Cusack and Suzanne Feanny of EWM, the home offers 6,129 square feet of living space with 6 bedrooms, 4.5 baths.
There have been a total of 7 sales in Gables Estates so far this year totalling $68,845,000 worth of volume.

Market Update: Old Cutler Bay, Coral Gables

The exclusive gated community of Old Cutler Bay is located just north of Matheson State Park and is one of the smaller gated communities in Coral Gables. Due to its size (just 136 single family homes), we don’t typically see a lot of activity here. This year, there has been 1 closed sale and 3 new listings to hit the market. The closed sale occurred at 601 Reinante Avenue for $4,710,000 or $657.00 per square foot.

Pocket Listing Sells In Gables Estates

The home located at 360 Casuarina Concourse sold last week in Gables Estates for $12,000,000 adding to the incredible amount of volume that has traded in that community this year. The property went “active” and “closed” the same day on the MLS indicating that it was a pocket listing (Broker on both sides was One Sotheby’s). I am seeing these types of transactions occur with much more frequency these days. Inventory is so low that agents (including myself) are making deals happen without the help of the MLS.

Pat Riley Sells Home In Gables Estates For $16,750,000

This just in…..Pat Riley closed on his house located in the gated community of Gables Estates for $16,750,000. The home sits on a 2+ acre peninsula with some of the best views in Miami. Special features included a state of the art media room, 800 bottle wine cellar, private sandy beach, protected boat dockage and expansive outdoor entertaining areas. Listing agent was Audrey Ross of EWM Realtors, Inc.

Gables Estates Real Estate Activity Increases – Good Sign For Luxury Homes

The gated community of Gables Estates is a good barometer for the luxury real estate market in South Florida. Homes in Gables Estates start at $4,000,000 and go all the way up to $18,000,000 and it is without a doubt Coral Gables’ most exclusive and private community.
This year we have seen a drastic increase in the amount of activity in Gables Estates. So far in 2012 there have been 4 sales with a total of $42,845,000 in volume (plus $20,000,000 worth of pending sales). This figure far surpasses the amount of volume sold in 2011 in Gables Estates.
The news should not be surprising in light of my recent posts which show that the Coral Gables real estate market is thriving in 2012 but it is encouraging that all segments of the market are seeing positive results.

Snapper Creek Lakes, 2012 Market Update

Snapper Creek Lakes is a gated community located west of Old Cutler Road in Coral Gables. Although not directly on the bay, the community does offer canal-front, lake-front and lagoon-front properties. Snapper Creek Lakes is known for having homes with large lots that offer plenty of privacy. Prices currently range from $1,999,000 to $7,450,000. So far in 2012, there have been 3 closed sales in Snapper Creek Lakes. First, the short sale that I wrote about back in February (click here to read article) at 10305 Coral Creek Road sold for $2,850,000. Agent was Elena Kemper and Libby Klein of EWM. Second, the property at 11040 Snapper Creek Road sold for $2,100,000. This home needed extenesive renovation and sold for virtually land value. It was 1.2 acres on a canal with access to Biscayne Bay. Agent was Jorge Fernandez and Malvina Godoy of One Sotheby’s. Finally, the home at 5230 Oak Lane closed for a sales price of $1,600,000. This property offered 4,846 square feet of living space on a 48,787 square foot lot. Agent was Josie Wang of Avatar.
Last year there were 7 properties sold in Snapper Creek Lakes ranging in price from $1,400,000 to $6,600,000 with an average selling price per square foot of $417.00.
