Stand Out Home In Cocoplum, Coral Gables

On Sunday morning I took some clients out to see waterfront property in Cocoplum. One home that really stood out from the rest was 330 Dolias Court. Perfectly renovated in 2009, the home offers a slight contemporary feel with very open and bright spaces. It also sits on a very wide part of the canal which gives you lots of privacy. This week the home located at 181 Leucadendra Drive in the prestigious gated community of Gables Estates closed for a sales price of $15,835,000. This is the highest sale on record in Coral Gables. The home sat on a lagoon in Gables Estates and offered 7 bedrooms, 7 baths with 14,946 square feet of living space on a 48,274 square foot lot with 270 feet of water frontage. The home sold for $1,059 per square foot. The listing agent was Audrey Ross of EWM.

Cocoplum Has Record Year In 2011

With 27 closed sales and almost $70,000,000 in volume, Cocoplum has had a record setting year in 2011. Although the average sale price in Cocoplum has been steady at $3,000,000, the average sale price per square foot has risen from $398.00 in 2010 to $427.00 in 2011. This is just another indication that prices are on the rise in Coral Gables!

Home In Cocoplum Sells $1,400,000 Off List Price

The home located at 325 Cocoplum Road recently closed for a sales price of $5,500,000 which is $1,400,000 off the list price. This home which was located in the gated community of Cocoplum had been on the market since August of 2009 with an original asking price of $12,000,000. The sellers made several price reductions over the years but were always chasing the market. When they made their final price reduction of $7,450,000 to $6,900,000 they quickly went under contract. The elegant Old Spanish home offered 125 feet of water frontage. Listing agent was One Sotheby’s.

Highest Non-Waterfront Sale In 2011 In Coral Gables

The home located at 5288 Oak Lane in the gated community of Snapper Creek Lakes closed this month for a sales price of $6,600,000. This makes the highest non-waterfront sale in 2011 and also the second highest non-waterfront home to sell in the history of the MLS (highest on record is located at 760 San Bruno Avenue for $7,100,000).
The home was designed by Portuondo & Perotti and offered a wine cellar, gym, library, media room, outdoor fireplace as well as courtyards and gardens designed by Sanchez and Maddux of Palm Beach. There were 7 bedrooms, 8 baths and 3 half baths with 11,223 square feet of living space on a 50,965 square foot lot.

Journeys End, Coral Gables Market Update

This home in Journey’s End was listed for over $5,000,000 a few years back and recently closed for a sales price of $3,750,000. According to the description on the MLS this was a foreclosure property and the home was being offered for $1,000,000 below the judgment amount. The home was not waterfront however the grounds did feature a natural stream, koi pond and waterfrall. The home offered 10,615 square feet of living space on a 75,359 square foot lot. Considering this was located in a gated community, the buyers got a great deal on the home which sold for $353.00 per square foot of living area.
Journeys End in Coral Gables is a very special gated community located just north of Matheson Hammock Park. The lot sizes are extremely large with dense foliage and several of the homes are situated on small lagoons. Cocoplum Real Estate Update: 2 Waterfront Sales Under $2,500,000

Prior to this summer there had not been a single recorded waterfront sale in Cocoplum under $2,500,000. However in June of this year the canal-front home located at 194 Caoba Court closed for $2,225,000 and just this past week the canal-front home located at 184 Paloma Drive closed for $2,300,000. You do have to take into consideration the condition, year and size of these properties but even if you account for those things a sale under $2,500,000 for a waterfront home in Cocoplum is pretty remarkable.
This is just more evidence that buyers are getting some great deals on waterfront properties . In 2010 there were 27 waterfront homes sold under $2,500,000 in Coral Gables and this year there have already been 30 sold (plus 5 that are pending).
