Coral Gables Condo Sells For $666.00 PSF

The Gables Club

What was the highest “Price Per Square Foot” received for a Coral Gables condominium in 2009?  Was it a Penthouse in Deering Bay? No.  Was it a designer unit at Gables On The Green? No. 

In fact, the condominium that garnered the highest “Sale Price Per Square Foot” in 2009 was for a 450 square foot ground floor unit at The Gables Club.  This “Guest Suite” was available to Gables Club owners only and featured 2 bedrooms, 1 bath or/ 1 bedroom, 1 bath and den.  The space could be used for guests, staff or as an office.  It sold for $400,000.

Other sales in 2009 in the Gables Club were:

    Unit 8E in Tower 2 of The Gables Club closed recently at a sales price of $1,200,000.  The unit has been on and off the market over the past few years with a list price of $1,550,000.   The sales price per square foot was $387.00.

    High End Condos/Townhouses In Downtown Coral Gables

    My wife and I went out to dinner in Coral Gables last night at Por Fin, a spanish tapas restaraunt that we found to be excellent.  We purposely parked several blocks away so that we could have a walk down Ponce before and after our meal.   Our night reminded me how great the downtown area of Coral Gables is in the evening.  There were people everywhere, young and old who were out enjoying what the Gables had to offer.  That is something you can’t find in many places, a thriving city in the day and night.

    It made me think about the real estate market in downtown Gables.  How much it has changed over the years.   But I think that many people don’t realize that there are several high end condos/townhouses that are currently being built or recently completed that are sure to change the real estate market in downtown Coral Gables even more.

    Old Spanish Village, Coral Gables

    This is a luxury community of townhouses and mid-rise condominiums still under contstruction that will feature cobblestone streets, hidden fountains and gas street lamps.  There is currently a 4 bedroom, 4 bath townhouse on the market for $1,700,000. 

    Ponce Tower, Coral Gables

    Ponce Tower is a high rise condominium that was completed in 2008.  It is located directly adjacent to Coral Gables Elementary.  It is a high end luxury condominium with all of the amenities that you would expect, concierge, pool, gym, gameroom etc.  The penhouse unit is on the market for $1,300,000 but other units are on the market in the $700,000 range.

    Villa Alhambra, Coral Gables

    Villa Alhambra is a gated enclave of 36 villa type residences, completed in 2008.  Special features of these units include grand master bath, large balcony and terraces, 10 foot ceilings.  Prices in Villa Alhambra are in the $500,000′s.

    The Gables Club Condo Market Update

    Here is a quick snapshot of the real estate market in The Gables Club, a luxury waterfront residence that consists of two high rise buildings (Tower 1 and Tower 2).

    There are currently 25 units for sale total, (1o of them are located in Tower 1, the other 15 are located in Tower 2).   Prices range from $898,000 to $16,000,000.  To see all condos for sale at The Gables Club, please click here.

    There have been 2 units sold this year in Tower 1.  The first was a 3rd floor unit with 2 bedrooms, 3 baths 2,590 square feet that sold for $650,000.  The second was a 4th floor unit with 2 bedrooms, 3 baths, 2,570 square feet that sold for $800,000.  This unit, compared to the first, had been completely updated and renovated.

    In Tower 2 there have been 3 sales so far in 2009.  The first was a bayview unit on the 7th floor that featured 2 bedrooms, 3 baths and 2,960 square feet which sold for $1,400,000.  The second was also a bayview unit, on the 9th floor and featured 2 bedrooms, 3 baths and 2,960 square feet which sold for $1,262,000.  The last and final sale during 2009 at The Gables Club was a “Guest Suite” on the ground floor that featured 450 square feet and 2 bedrooms which sold for $300,000.

    Prices vary greatly at The Gables Club due to the fact that some units have waterviews and some units have been completely renovated on the interior.   As would be expected, the Units in Tower 2 tend to be priced higher due to the fact that it was built almost 7 years after Tower 1.

    Condo Flip In Deering Bay

    I was going over some of the recent transactions in Deering Bay and came across Unit 117 in the Venice condo building.   Unit 117 happens to be the former residence of Joe DiMaggio but that is not the interesting part about this unit.  The previous owners sold the condo to the current owners for $550,000 back in May of 2009 (the property was never listed on the MLS), and the current owners have just listed it at $829,000.   It is obvious that this was purchased as an investment, and I’d say that in the end their ROI will be substantial.
