Surprising Prices For Condos In The Gables Club

It has been nearly two years since The Gables Club experienced their lowest sale on record of $650,000. Luckily for the condo-owners in The Gables Club we haven’t seen prices dip down to that range since then. However there are two units on the market priced in the $800,000′s which is quite surprising to many of us who work the real estate market in Coral Gables because we know that the prices should run well over $1,000,000. In fact, the average sale price in the past 12 months is $1,825,000. Below you will find the two lowest priced condos for sale in The Gables Club:

The Gables Club Nearly Doubled Their Sales In 2010

There were 11 condos sold in The Gables Club in 2010 compared to only 6 during 2009. This is good news for the Gables real estate market and shows me that buyers have a renewed confidence in the condo market here.
Only 1 of the units sold for under $1,000,000. This was a 2 bedroom/3 bath condo on the 4th floor and listed by Avatar. The highest priced condo to sell in The Gables Club was a penthouse unit which went for $9,000,000. It was 10,000 square feet and listed by EWM.
The average sale price was $1,548,000 at $432.00 per square foot. The average days on the market for the condos that sold in The Gables Club during 2010 was an astonishing 200 days, this figure is slightly higher than other condominium buildings in Coral Gables.

The Gables Club Market Update

The Gables Club is one of the most exclusive condominium buildings in Coral Gables. There have been 10 sales so far (+ 2 pending) this year selling at an average of $478.00 per square foot. The market in The Gables Club has picked up since last year where we had only 6 sales selling at an average of $419.00 per square foot.

Which Coral Gables Condos Have The Highest Maintenance Fees?

The highest maintenance fees in Coral Gables right now are not surprisingly in Deering Bay and The Gables Club. Maintenance fees typically include water, sewer, garbage, trash removal and insurance. But in the higher end buildings, you have other amenities such as health clubs, pools, marinas, tennis courts, valet parking and on site property management which add to the cost. As the saying goes, you get what you pay for.
Maintenance fees in Deering Bay vary depending on the size of your unit and the particular building whereas in The Gables Club it seems they are pretty standard across the board (about $2,500 per month).

Which Condos Have The Highest Number Of Sales In Coral Gables?

For the most part, condominiums that have a high number of sales indicate that buyers see value in them. Take a look at the condominiums in Coral Gables with the highest number of sales.
One Village Place, located just north of Merrick Park has had 14 sales this year (selling at an average of $365,000) making it the condominium with the highest number of units sold. Others include The Biltmore II (6 sales at an average of $300,000), Ten Aragon (7 sales at an average of $263,000), The Minorca (7 sales at an average of $233,000) and The Gables Club (5 sales at an average of $1,370,000).

Only 3 Sales All Year In Deering Bay, Could Association Fees Be The Problem?

The market in Deering Bay has been very slow this year. There are currently 20 units on the market and there have only been 3 sales all year. None of the units for sale or that have sold are in distress. Although the value is very good in Deering Bay right now (3 bedrooms selling under $800,000) buyers looking in this price point are typically not able to swallow their high association fees.
First sale was in the Siena Building, it was a 3 bedrooms/3 baths with 2,282 square feet of living space. It was listed at $995,000 and sold for $927,500.
The second unit that sold was in the Padua Building, this was also a 3 bedrooms/3 baths with 2,980 square feet of living space. It was listed at $799,000 and sold for $720,000.
The final sale was located in the Venice Building which also sold for $720,000. This unit featured 3 bedrooms/2 baths with 2,700 square feet of living space.

Best Building In Deering Bay?

I was having a chat with my Deering Bay specialist about the condo buildings in Deering Bay and we were discussing her favorite, the Padua building. Even though it is one of the older buildings she enjoys its open and airy atmosphere and appreciates the large closets. But some clients still prefer the newer buildings in Deering Bay such as the Milano, the Sienna and the Verona which have traditional lobbies, gyms, and are generally more updated than units in the older buildings. So in the end, if you are looking to purchase a condo in Deering Bay you should certainly take a look at what is available in all of the buildings as they each have something different to offer.

We all know that most condominium buildings in South Florida have taken a big hit in the market crash. But in Deering Bay, most of the units on the market are now asking much more than they sold for just a few years ago.
When doing some research for a client, I noticed that the owners of Unit #1001 in the Verona building are acutely aware of the market conditions. They purchased the property for $1,378,000 in 2006 and are now asking $1,099,000. The unit is updated with ebonized mahogany wood floors, silhouette and black out shades, new appliances, crown moldings and many more special features. The unit has wonderful views of the Deering Bay Lagoon and golf course. Other details include: 2,740 square feet of living space and 4 bedrooms, 3 baths. Broker is Miami Real Estate.

Gables On The Green, Market Update

Two new listings came on the market recently in Gables On The Green. The condominium was built in 2002 and all of the units have great views of the golf course, Gables canopy and the Miami skyline. Gables On The Green is ideally located just steps from Miracle Mile and downtown Coral Gables.

The first unit (#1502) came on the market in January. It is the lowest priced unit in the building at $1,025,000. The unit features 3 beds, 3 baths and is located on the 15th floor with 2,100 square feet of living space. Broker is Great Properties International.
The second unit (#1203) came on the market last week at a price of $1,350,000. This is also a 3 bedroom, 3 bath unit with 2,100 square feet but is located on the 10th floor. Broker is EWM Realtors, Inc.
The last 3 bedroom to close in Gables On The Green was in 2008. It was located on the 7th floor, had 2,100 square feet and sold for $750,000.

Edgewater Drive In Coral Gables – Something For Everyone

Edgewater Drive is located at the mouth of the Coral Gables Waterway. As far as real estate goes, there is something for everyone on this street. You can find inexpensive non-waterfront condos on the north side of Edgwater and $16,000,000 penthouses on the south side.
Talking with residents of Edgewater Drive they tell me that they love the street for its proximity to Coral Gables and Coconut Grove. The street also has a very residential feeling. It is lined with trees and sidewalks, and is just steps from the recently renovated Sunrise Park. The street is a haven for joggers and cyclists (including myself) on the weekend who try to avoid the traffic found on Ingraham Highway.
