Double Unit Sells In The Gables Club For $5,300,000

A double unit on the 15th floor of The Gables Club closed recently for a sales price of $5,300,000.  This is the highest sale we have seen in The Gables Club in the past 12 months, and the second highest sale in the past 24 months (in 2010 a penthouse closed for $9,000,000).   The unit offered incredible ocean views, 7,500 square feet of living space with interior design by Holmes, Newman and Partners, music gallery, master suite, guest wing with 3 bedrooms plus much more.

In my recent post The Gables Club, 2012 Market Update I mentioned that once this property closed it would help boost the average “sale price per square foot” figures in building.  With this closed sale, we are looking at an average selling price per square foot of $439.00 which is back to 2010 numbers (2011 had an average of $377.00).

The Gables Club 2012 Market Update, Coral Gables

With 3 closed sales and 2 pending sales, The Gables Club has had an active start to 2012.  Taking a look at the numbers however, the “sales price per square foot” of the closed sales this year are far below what we experienced in 2011.   The average “sale price per square foot” this year has been $336.00 compared to 2011 where it was $377.00.  The average number will certainly increase when Unit 15A/C (which is currently under contract – listed for $5,995,000/$799.00 per square foot) closes.

Home In Cocoplum Goes Under Contract In Just 2 Weeks

The home located at 166 Isla Dorada in the gated community of Cocoplum just went pending after only two weeks on the market.  The house offered 5 bedrooms, 5 baths with 5,363 square feet of living space on a 17,597 square foot lot.  It was listed for $2,400,000 by Coldwell Banker. 

The median “days on the market” for a house in Cocoplum during 2011 was 170 days.  I expect to see that number fall as we head into 2012 with much lower inventory levels.

I couldn’t believe the data when I ran the numbers for The Gables Club this morning.  Prices fell to $334.00 per square foot in 2011, down from much higher numbers of $797.00/sf in 2008 and $557.00/sf in 2007.

Golfing In Deering Bay, Coral Gables

Yesterday I joined my colleague Leslie Cassel for a round of golf at Deering Bay Yacht And Country Club in Coral Gables.  Deering Bay is a spectacular gated community of condos, townhouses and private residences situated around meticulously maintained grounds as well as a nature preserve.  With the weather at a cool 78 degrees and having the opportunity to play on one of the best golf courses in Miami, I have to admit that it was a pretty good day.  Thank you Leslie!

The Gables Club, Coral Gables – Market Update

There have been 6 condominiums sold this year in The Gables Club, Coral Gables’ most exclusive condo building.  The sales have ranged in price from $950,000 to $1,190,000.   Considering that the median condo in The Gables Club is listed for $2,200,000, it certainly seems that the higher end condos are struggling in here.  To view a list of condos for sale in The Gables Club, click here.

New Apartment Building Going Up On Ponce

In Coral Gables, on the corner of Le Jeune Road and Ponce de Leon Bouelvard (2 blocks from Merrick Park)  a brand new apartment building complex is being built.  The project is located at 4585 Ponce de Leon Boulevard and will be called “4585 Ponce”.  It will have 1,2 and 3 bedrooms with rental prices running from $2.00 to $2.50 per square foot.  There will also be 26,430 square feet of retail on the ground floor.  The project is scheduled to be completed in 2013.   To see article in Miami Herald, click here.

Condo In Deering Bay Sells Higher Than List Price!

A penthouse unit in the Siena building of Deering Bay closed yesterday for $100,000 over list price.  The final sales price was $1,500,000.  The condo was only on the market for a matter of days before it went under contract.  There are two possible reasons why the unit would sell over list price.  The first and most obvious reason is that there were several interested parties and the price was bid up.  However another reason might be that the sales price included some furniture from the unit or other extras.   The unit was listed by Pat Dahne Realty Group.  This is the first condo to sell in Deering Bay in 2011.  Click to view…..condos for sale in Deering Bay.

Condos In Coral Gables | Market Update

So far in 2011 there have been 86 condos sold in Coral Gables.  You can see from the chart above that most of the activity is occuring in the lower-end market.  These figures don’t bode well for the luxury buildings such as The Gables Club, Deering Bay, and Gables On The Green where prices typically start over $1,000,000.  If you compared this chart to the rest of Miami-Dade County you would see a very similar distribution.  In Miami-Dade County there have been 5,599 condos sold under $250,000 and 1,434 condos sold above $250,000.
