Here you will find a market snapshot of two communities that border Coral Gables.  You will notice that both Pinecrest and Coconut Grove have  significantly fewer active properties as well as fewer sales in 2012.  This is simply due to the fact that Coral Gables is a much larger area and therefore has more activity.  The higher Average Sale Price for Coral Gables, as compared to Pinecrest and Coconut Grove, is a result of the many ultra-luxury home sales we have seen this year ($5,000,000+) in the Gables.  Excluding those sales, the average sale price in Coral Gables is more in line with its neighboring communities.

If you are looking to buy in Pinecrest or Coconut Grove but are frustrated with the low inventory levels, you may want to extend your search into Coral Gables where you will find many more options available in all price ranges.
