I was going over the most recent closed sales in Coral Gables this morning and noticed a very nice similarity between all of the transactions.
All of these homes sold at or slightly above/below asking price. What’s the driving factor? In full disclosure, one of the homes was a short sale so we can’t take that one into consideration. But as far as the other sales go, you can credit them to low inventory levels, motivated sellers and the fact that buyers finally believe now is the time to buy.
