Out And About In Coral Gables

I was having a conversation with a Gables real estate agent over the weekend who told me that she had read a very interesting statistic on somebody’s website which said that 52% of the homes in Coral Gables are priced over $1,000,000 yet these homes only comprise 25% of the sales. Yes I said, actually I had read that statistic before because I am the one who researched it and posted it (here)! We both got a good laugh out of it. You know you are putting out good information when other agents visit your site to get statistics on the market.
Another interesting situation occurred on Saturday when I was taking out some buyers from Jacksonville to look at property. They chose about 4 to 5 homes in the $750,000 range to preview. We walked into a house in the North Gables and the first thing we saw when we walked in was a stripper pole (not in the MLS photos I must add). Then we noticed that the blackout shades were drawn (it was 1:30 in the afternoon), there was large hookah pipe sitting on the coffee table and the owner asked us if we “wanted a drink?”. My very gracious buyers took a quick look around and got out of there as fast they could.
Just when I thought I had seen everything.
