The house (photo above) I mentioned awhile back in a post titled Homes For Sale Near The University of Miami Campus closed this week for a price of $495,000 ($244.00 a foot).   The property was listed by EWM Realtors.  That brings this month’s sold homes  in Coral Gables to 24 (to view a list of these properties please click here.)  This month the average price per square foot of homes sold in the Gables is running $248.00 a foot.

As you can see from the above chart, the average price of homes for sale in Coral Gables continues to be out of line with the current demand of buyers.  The chart shows that the average list price is $2,000,000+ while the average price of homes selling is $747,000.

    Thank you for the helpful information, Riley. I noticed that the price of one 1.5+ listing was recently increased by 100,000–I can only imagine because the offers coming in were lower than desired.
