There are about 100 waterfront homes currently on the market in Coral Gables. We are averaging between 3.5 closed waterfront homes in Coral Gables a month. If you take a look back at the sales during 2008 and 2009 (see chart below), you will see that the average list price of waterfront homes has remained fairly steady ranging from $4,000,000 to $5,000,000, while the sales have been much lower with a range of $1,420,000 to $6,250,000.
