Pocket Of Homes In Coral Gables Garners Much Higher Prices

Doing some research for a client, I noticed that homes in the triangle between Sunset, LeJeune and US1 tend to have a higher value due to their proximity to the Gables Waterway (even though some are not even be located ON the waterway).  The pocket of homes that I am discussing sits right at the fork of the Gables Waterway.   Homes here currently range from $990,000 for a non-waterfront 4 bedroom, 4 bath on Riviera Drive  all the way up to $10,000,000 for an 8 bedroom, 7 bath house on a 3 acre waterfront estate.  The average list price per square foot of homes for sale in this area is $437.00 which is significantly higher than the rest of Coral Gables.
