I was doing an analysis of Coral Gables waterfront homes for a client of mine and created these charts to show him where the market has been over the past few years.

As you can see, prices are up significantly this year and have made a nice recovery from the drop we experienced in 2013. Right now Coral Gables waterfront homes are selling over $600.00/square foot.  These are some of the highest average figures we have seen in the history of Coral Gables real estate.  Keep in mind that prices can vary drastically depending on the type of waterfront home you are looking for.  Homes that have direct bay views, for example, are selling over $800.00/square foot while those with limited ocean access can come in as low as $400.00/square foot.

Coral Gables Homes Have Increased $1,300 Per Day This Year!

If you have been on the fence about buying a home, then this figure will certainly light a fire under you.  Per my calculations, the average home in Coral Gables has increased an astonishing $1,300 per day every day this year.   If that doesn’t make you want to get something under contract NOW, then I don’t know what will.  The market is showing no signs of slowing down and if you wait another 6 months the home you can afford today may be out of your price range.

Home values are rising at a quick pace.  Last year, the average home in Coral Gables sold for $1,082,454 and this year they are selling for an average of $1,373,806.  They have also increased from $332.00/square foot last year, up to $379.00/square foot this year.

Coral Gables isn’t the only city in South Florida which is seeing gains.  According to the Miami Association of Realtors, median sales prices increased by 6% in June compared to the same month last year and the number of sales increased by 2%.

You may remember my recent post about Miami Heat star Ray Allen purchasing a home on Tahiti Beach for a reported $11,000,000.  This was the first sale in the exclusive gated community of Tahiti Beach this year.   But now another sale has just come across the wire located at 4 Tahiti Beach Island Road.  This home offered 21,235 square feet of living space on a 62,051 square foot lot with 10 bedrooms, 10.5 baths with a private beach, expansive bay views, soaring ceilings, wine cellar, media room with theater seating, meditation room, elevator and much more.  The sale price was $18,000,000.  Congratulations to the listing agent Saddy Delgado of One Sothebys.

This sale also a record setter for 2014.  At $18,000,000 it is currently the highest sale price Coral Gables has experienced for a single family home this year.

Homes Under $1,000,000 Sell Faster And Closer To List Price In Coral Gables

I was doing some research on the $1,000,000 and below market in Coral Gables and uncovered some interesting statistics.  So far in 2014, homes that had sale prices under $1,000,000 had an average “Sale Price to List Price” ratio of 95% and sold in an average of 66 days.  This figure varies drastically from the homes that sold for $1,000,000 and higher which had an average “Sale Price to List Price” ratio of 90% and sold in an average of 114 days.

The “Sale Price to List Price” ratio gives buyers a sense of how negotiable sellers are in the current market.  One reason that the ratio is so high for the $1,000,000 and below market is due to the fact that inventory is limited and demand is high for this segment of the market.  Buyers in this price range understand that they have to come in with a strong offers in order to secure the home.
