Home For Sale On Tahiti Beach, Coral Gables

You may remember my recent post about Miami Heat star Ray Allen purchasing a home on Tahiti Beach for a reported $11,000,000.  This was the first sale in the exclusive gated community of Tahiti Beach this year.   But now another sale has just come across the wire located at 4 Tahiti Beach Island Road.  This home offered 21,235 square feet of living space on a 62,051 square foot lot with 10 bedrooms, 10.5 baths with a private beach, expansive bay views, soaring ceilings, wine cellar, media room with theater seating, meditation room, elevator and much more.  The sale price was $18,000,000.  Congratulations to the listing agent Saddy Delgado of One Sothebys.

This sale also a record setter for 2014.  At $18,000,000 it is currently the highest sale price Coral Gables has experienced for a single family home this year.

Homes Under $1,000,000 Sell Faster And Closer To List Price In Coral Gables

I was doing some research on the $1,000,000 and below market in Coral Gables and uncovered some interesting statistics.  So far in 2014, homes that had sale prices under $1,000,000 had an average “Sale Price to List Price” ratio of 95% and sold in an average of 66 days.  This figure varies drastically from the homes that sold for $1,000,000 and higher which had an average “Sale Price to List Price” ratio of 90% and sold in an average of 114 days.

The “Sale Price to List Price” ratio gives buyers a sense of how negotiable sellers are in the current market.  One reason that the ratio is so high for the $1,000,000 and below market is due to the fact that inventory is limited and demand is high for this segment of the market.  Buyers in this price range understand that they have to come in with a strong offers in order to secure the home.

Miami Heat basketball star Ray Allen just purchased the home he had been renting in Cocoplum for a reported $11,000,000.  This home was located on the exclusive Tahiti Beach Island and offered 11,000 square feet of living area on a spectacular 37,000 square foot waterfront lot with a private beach.  Some of the special features of the home include an elevator, gym, sauna and spa.

This is the 13th home sold in the gated community of Cocoplum in 2014, and the first sold on Tahiti Beach so far this year.   The last property to sell on Tahiti Beach Island was 23 Tahiti Beach Island Road in August of 2011 which closed for $5,150,000.

Values Up But Sales Slow For Condos In Coral Gables

We are working with several buyers right now who are looking for condos in Coral Gables.  When pulling comparables for various units, they were surprised by the large increase in values over the past year.  Take a look at the chart I created below which shows the average “sale price/square foot” for condos sold in Coral Gables.   Although values are up across the board, it appears we won’t catch up to the record breaking year of 2012 where there were 313 condos sold in Coral Gables.

It has recently been reported that Green Bay Packers lineback/defensive end purchased the 9,100 square foot home located at 10700 Snapper Creek Road in the exclusive gated community of Snapper Creek Lakes.  Although it is not officially closed on the MLS, it is rumored that he purchased the home for $5,200,000 (it was listed for $5,490,000).  Listing agent was Josie Wang of Avatar.

This sale marks the 4th home sold in Snapper Creek Lakes this year, with a total of nearly $18,000,000 in sales.

Successful Flip In French Village Sells For $2,575,000

The home located at 541 Hardee Road sold in 2013 for $1,710,000.  The new owners did some major renovations to the home while maintaining the charm and character of this historical 1926 landmark.   When they placed it back on the market for a list price of $2,590,000, it went under contract in just 4 days.  The home sold for $2,575,000 last week (listed by Shelton and Stewart).  Special features of 541 Hardee Road included a formal living room with fireplace, dining room with french doors that lead to a main gallery overlooking garden through arched mahogany windows, a pecky cypress media room,  lush flowering garden surrounding coquina stone patio and pool, saltwater pool, impact windows and new Ludovici tile roof.

Homes in the French Village tend to sell at a premium and very quickly when they come on the market.  This home closed for $620.00 per square foot which is very high considering that the home wasn’t in a gated community or waterfront.  In fact, this was the highest “sale price per square foot” figure Coral Gables has experienced all year for non-waterfront homes.  I would say that makes this a very successful flip by the owners!

Great article on Curbed.com today about the home located at 6705 San Vicente Avenue listed by Laura Mullaney of Coldwell Banker.  This home was designed by society architect Marion Sims Wyeth in the Cape Dutch style for George Merrick’s Dutch South African village.  Built in the 1920′s, it exudes charm and character.  The home offers 5 bedrooms, 3.5 baths with 3,304 square feet of living space on a 7,000 square foot lot.  It is listed for $2,175,000.  Other homes by Wyeth have garnered as much as $40 million!
