The home located at 166 Isla Dorada in the gated community of Cocoplum just went pending after only two weeks on the market. The house offered 5 bedrooms, 5 baths with 5,363 square feet of living space on a 17,597 square foot lot. It was listed for $2,400,000 by Coldwell Banker.
The median “days on the market” for a house in Cocoplum during 2011 was 170 days. I expect to see that number fall as we head into 2012 with much lower inventory levels.

How Times Have Changed In The Coral Gables Real Estate Market

Our team just finished up our weekly meeting where we get together and discuss the trends we are seeing in the local market. One common frustration among all of my agents was a lack of inventory in Coral Gables. I created the chart above which demonstrates how low the numbers are. In early 2009, there were 571 single family homes for sale and as of today there are just 308 on the market. We all agreed that entry level homes are selling the fastest in the Gables right now. Homes that come on priced $600,000 and below tend to be under contract in 2 to 3 weeks, and if the house is charming or on a large lot you will see multiple offers.
Not only are we right in the middle of the busiest season for real estate in South Florida, but the inventory levels are drastically down. Although Coral Gables had a record breaking year in sales in 2011 we may not see similar numbers in 2012 if some fresh listings don’t come on the market.

Short Sale Turned Foreclosure Sells On Hammock Lake

The home I wrote about last year on Hammock Lake which was listed for $3,500,000 closed yesterday for full asking price. It was initially a short sale priced in the $4,000,000’s but in November the home turned into a foreclosure and the price was reduced to $3,500,000. After the price reduction they had a contract on the home in a matter of weeks.
Details: 9001 Banyan Drive was a brand new construction home that offered 9,556 square feet of living space with 7 bedrooms, 7 baths on a 43,000 square foot lot and offered beautiful lake views. Broker was Coldwell Banker.

Stand Out Home In Cocoplum, Coral Gables

On Sunday morning I took some clients out to see waterfront property in Cocoplum. One home that really stood out from the rest was 330 Dolias Court. Perfectly renovated in 2009, the home offers a slight contemporary feel with very open and bright spaces. It also sits on a very wide part of the canal which gives you lots of privacy. The Gables Club, Coral Gables Market Update

I couldn’t believe the data when I ran the numbers for The Gables Club this morning. Prices fell to $334.00 per square foot in 2011, down from much higher numbers of $797.00/sf in 2008 and $557.00/sf in 2007.
The Gables Club is the premiere condo building in Coral Gables and offers great bay views as well as a 15,000 square foot private club with restaurant, gym, spa, 24 hour concierge, 2 pools, valet, tennis, putting greens and marina access. Is Global REALLY The New Local?

At a recent Inman real estate conference in NY a common theme among the speakers was that “Global Is The New Local”. I thought about this statement over the past few days and have to say that I respectfully disagree. Yes, a Realtor’s global reach is an essential part of his/her business particularly here in Miami where a major percentage of buyers are international. It is one reason why my team focuses so much on the internet and technology. However we must never forget that having a local presence, knowing your local colleagues and the local real estate market is a fundamental factor in every agent’s success. Just in the past two weeks I have written contracts for two different buyers who would have never gotten the properties had I not had a very good relationship with the agents on the other side.
In my opinion, being a local agent is and always will be at the heart of any real estate transaction.

Record $15,835,000 Sale In Gables Estates, Coral Gables

This week the home located at 181 Leucadendra Drive in the prestigious gated community of Gables Estates closed for a sales price of $15,835,000. This is the highest sale on record in Coral Gables. The home sat on a lagoon in Gables Estates and offered 7 bedrooms, 7 baths with 14,946 square feet of living space on a 48,274 square foot lot with 270 feet of water frontage. The home sold for $1,059 per square foot. The listing agent was Audrey Ross of EWM.

New Listings For The New Year In Coral Gables

As predicted, the new year has brought many new listings to the market. Since January 1, 2012 there have been a total of 19 new homes to hit the MLS in Coral Gables. 80% of these homes are priced under $1,000,000 which is great news because that is the most active segment of the market these days.
